Division Overview
The Asset Management Division (AMD) invests in real estate equity and debt, corporate equity and debt, and infrastructure-related assets and companies. AMD operates on a global platform and our team works in a fast-paced, exciting environment.
Business Unit Overview
Goldman Sachs Bank USA seeks a Vice President in Bengaluru to join the Urban Investment Group (UIG) Asset Management team within AMD Real Estate. UIG is a principal investing and lending platform that seeks to drive double bottom line returns by investing in underserved communities across the United States. The team makes debt and equity investments that finance real estate developments including mixed-income and affordable housing, retail, office, industrial and charter school facilities, and provides financing to student and small business lenders, among others. UIG also manages GS Bank USA's Community Reinvestment Act program and works on transactions which fit GS’ One Million Black Women mandate to make loans and investments which narrow opportunity gaps for Black women across housing, education, healthcare, access to capital, workforce development, financial health and digital connectivity.
Responsibilities
• Oversee asset managers driving exits and compliance/covenants monitoring on tax credit equity and debt transactions
• Collaborate across asset management team in operating, maximizing value and reporting on loans and investments
• Oversee a portfolio of secured lending facilities that finance student, small business and other lenders through o verseeing servicing tracking funding, repayments (on correct facility) for Small Business Lending practice, managing audits, and identifying credit risks
• Manage new markets tax credit equity investments that finance real estate developments or small business loans and help manage the community development entity
• Drive exits which on new markets tax credit investments involves coordinating with Tax, Legal Counsel and the broader deal team
• Oversee compliance/covenants monitoring on tax credit equity and debt transactions
• Collaborate with investing and asset management professionals to manage investments with Opportunity Zone benefits
• Drive implementation of various initiatives related to improving asset management e.g. technology and ESG
• Work closely with internal stakeholders such as Tax, Finance, Compliance and Legal
Qualifications
• Bachelor’s degree from a four-year college or university.
• Minimum 6 years of asset management, transaction or valuation experience, with experience in loan facilities or structured products preferred
• Desire and ability to manage and develop junior team members
• Strong academic background - finance, real estate, accounting or math background preferred
• Analytical / logical mindset and high attention to detail
• Strong written and verbal communication skills with the ability to present strategies and business decisions clearly and concisely
• Ability to manage internal and external relationships
• Ability to work in a fast-paced, challenging environment and manage competing priorities
• Self-motivated with ability to work both autonomously and in a team setting
