Assistant Manager, Retail Services
What this job involves:
About the role
Proactively engage in Identifying & sourcing of quality supply of corporate office spaces, business development & supply activities for Retail – (Malls, High streets); Industrial & ware housing
· These activities need to be undertaken through focussed BD, networking, cold calling, leveraging the existing relationships of other business units with Retailers / Brands / Mall owners. Research on companies looking at starting operations / expansion through internet, news papers, industry seminars
· Setting up meetings with key decision makers and Initiate discussions to understand their real estate requirements, Assess client requirements, initiate & maintain client interactions, provide inputs on pricing, participate in proposal discussions.
· Manage preparation of marketing materials such as presentations, proposals, preparing information memorandums, financial analysis, market intelligence etc.
· Ensuring optimum client service delivery and engagement - calls, meetings, site visits, presentations, timely follow up & submission of company proposals and overall governance during the execution phase
· Constant Mentoring & guiding the team. Responsible for meeting individual & team targets
· Develop and execute parallel strategies for business development, working alongside effectively to conclude real estate transactions
Responsibilities
Business Development
§ Responsible for identifying & nurturing existing key corporate relationships & build new relations with developers & Retailers
§ Demonstrate strong business development activities through networking, industry seminars and other sources. Leverage existing and new relationships with developers and corporates particularly focussing on sourcing & origination of quality land supply
§ Networking with real estate intermediaries, Landowners, local brokers for identifying business opportunities.
§ Preparation of marketing materials such as presentations, proposals etc. Develop and execute parallel strategies for business development for responsible geography.
§ Responsible for meeting and / or exceeding individual targets
§ Pool details of the property with respect to coordinates and details of land / property owner and conduct site inspections.
§ Assess client requirements, initiate & maintain client interactions, provide inputs on pricing, participate in proposal discussions. Assess client requirements & Execute Transaction – Option Sourcing of Retail properties, Client Presentations, site Inspections, providing pricing inputs, Negotiations & Legal, Closure. Ensure comprehensive market coverage whilst proposing suitable options to clients. Ensure timeliness and accuracy of deliverables such as cash flows, and presentations. Strong financial skills. Demonstrate client and program management skills for sale/lease transactions, including coordination with offshore teams and clients. Ability to independently conduct project meetings, follow-ups and successful closure of deals.
§ Prepare information memorandums, financial analysis, analytical, market intelligence, and seek inputs from solicitors, legal consultants & Government bodies.
§ Ensuring optimum client service delivery and engagement - calls, meetings, site visits, presentations, follow up, accurate & timely submission of company proposals to prospective clientele and overall governance during the execution phase.
§ Responsible for customer satisfaction by achieving delivery & service quality norms. Ensuring client engagement through calls, meetings, site visits, presentations, follow up, accurate & timely submission of company proposals and overall governance during the execution phase.

· Should be self-motivated, open to multi-task, direct experience of handling clients, open to travel within India
· Graduate with a minimum 3 -5 years of experience, Graduate from a reputed college / university. MBA / Post Graduate would be an added advantage
· Excellent Communication & inter-personal skills. Strong analytical, proven negotiation & financial skills with the ability to adapt to change
· Proficient in MS Office (Word, Excel, Power point)
· Self-starter, Confident, Collaborative with ability to multi task and work in a team
