• Assist the Property Manager in achieving operational and financial objectives for the community.
• Oversee on-site accounting functions to maintain financial integrity.
• Work with the Property Manager to set and reach community goals, including occupancy rates, marketing strategies, expense management, and delinquency control.
• Ensure that both resident and employee experiences align with S2 Residential's mission and core values.

Your Responsibilities:
• Lead by example in creating an outstanding customer experience for current and prospective residents.
• Address and resolve resident and prospect concerns effectively.
• Manage the collection and accounting of rent and other dues from residents.
• Ensure timely rent collection by the 5th of each month, and actively pursue overdue collections.
• Facilitate the collection of past due balances from former residents and manage relationships with debt collection agencies.
• Conduct apartment inspections for residents moving out and complete necessary deposit accounting.
• Maintain resident files to ensure all documentation is accurate and complete.
• Follow up with all prospects via phone and email promptly.
• Process rental applications in a timely manner.
• Manage the calendar for resident move-ins to ensure all inspections are completed prior to arrival.
• Prepare the community for daily operations by ensuring readiness prior to opening hours.
• Maintain professional relationships with vendors, residents, and team members at all times.
• Support the Property Manager in overseeing staff in their absence for seamless community operations.

Qualifications:
• More than two years of experience in residential property management, preferably as an Assistant Property Manager.
• Demonstrated leadership qualities.
• Detail-oriented with exceptional organizational skills.
• Excellent written and verbal communication abilities.
• A keen listener who understands and aligns with strategic goals.
• Creative and innovative thinking capability.
• Preferred certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM).
• Familiarity with ResMan software is a plus.
• In-depth understanding of Fair Housing laws and other relevant property management regulations.
• A valid driver’s license and auto liability insurance are required.
• Reliability in transportation is essential.

Our Operating Hours:

9:00 a.m. to 6:00 p.m., Monday through Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed on Sunday. This position may require availability on any day of the week throughout the year, based on operational needs and resident activities.

Physical Requirements:
• Ability to climb stairs and access apartments up to four flights high.
• Capability to walk across large community areas during tours.
• Some lifting of items up to 25lbs.
• Ability to sit or stand for extended periods.
