Full job description

The Wedgewoods of New Discovery, located in Discovery Ridge SW, Calgary, is a Residential Condominium Corporation comprised of 10 Villas, and 568 suites situated in three buildings.

Are you an organized, hands-on professional with a passion for property management and building strong communities? We’re looking for a proactive and detail-oriented Assistant Residential Property Manager to help oversee day-to-day operations of a vibrant 578-unit condominium and Villa complex in Calgary. In this dynamic role, you’ll split your time between administrative duties and walking the property to ensure everything runs smoothly—making a real impact in residents’ lives. This position does not deal with leasing or rental of suites, it works with the policies, Bylaws, and the Condominium Act and applies them to the activities within the Wedgewoods. The successful candidate will have experience in property management operations, exceptional administrative skills, and the ability to walk the property regularly to identify maintenance needs, conduct minor repairs as needed, and support site operations.

This position is full-time (40 hour workweek) onsite in Discovery Ridge.

The Assistant Residential Property Manager is responsible for the following duties:

Assist the Property Manager in the daily operations and administration of the condominium corporation.

Conduct regular property inspections to identify maintenance and safety concerns.

Conduct minor building and maintenance repairs as needed.

Coordinate with contractors, vendors, and service providers to ensure timely completion of work.

Respond to residential inquiries, concerns, and complaints in a professional and timely manner.

Maintain accurate records of correspondence, work orders, invoices, and unit files.

Prepare reports, meeting notices, and communications to residents and Board members.

Assist in enforcing condo bylaws and policies and supporting the implementation of Board decisions.

Support financial processes such as budget tracking, invoice coding, and petty cash management.

Attend Board and Owner meetings as required and provide administrative support.

Other duties as required.

Qualifications:

Previous experience in residential or condominium property management preferred.

Strong administrative, organizational, and communication skills.

Physically capable of walking the property and up/down the stairs when needed.

Ability to perform minor building maintenance as required.

Ability to multitask and remain calm under pressure in a fast-paced environment.

Comfortable working both in-office and on-site for property inspections and supervision.

Proficiency in Microsoft Office (Word, Excel, Outlook); knowledge of property management software is an asset.

Knowledge of Alberta condominium legislation is an asset.

Valid driver’s license and reliable vehicle to commute to and from work.

Pay: $55,000.00-$65,000.00 per year
