BUILDING MAINTENANCE

Primary Responsibility:

The HVAC Technician is responsible for the installation, maintenance, repair, and troubleshooting of heating, ventilation, and air conditioning systems across town and school facilities. This position ensures the efficient operation of systems, including pneumatic heating systems, classroom unit ventilators, direct digital controls (DDC), and other HVAC-related equipment. The HVAC Technician works to maintain a comfortable and safe environment in compliance with applicable codes and standards.

This position reports to the Building Maintenance Director and Deputy Building Maintenance Director.

Licenses and Certifications:

• Preferred: Certifications in HVAC systems, such as EPA Refrigerant Certification or equivalent. Oil Burner License, Sheet Metal License.

Experience Requirement:

• Minimum of three (3) years of experience as an HVAC Technician.

Essential Functions:

• System Maintenance and Repair:

• Perform routine inspections, maintenance, and repairs on HVAC systems, including pneumatic heating systems, classroom unit ventilators, packaged rooftop units, chilled water and hot water systems, split systems, oil burners, gas burners, pumps, air compressors, boilers, and furnaces.

• Troubleshooting:

• Diagnose and resolve issues with HVAC systems, including air handlers, compressors, heat exchangers, fans, motors, drives, filters, belts, vents, and ducts.

• Preventive Maintenance:

• Implement preventive maintenance schedules to ensure all HVAC systems operate efficiently and reliably.

• Operate, maintain, and troubleshoot DDC systems to ensure optimal performance of HVAC systems. Work with the Maintenance Director or Supervisor to ensure equipment runs efficiently and reliably through the use of the building automation system.

• Pneumatic Systems:

• Maintain and repair pneumatic controls and heating systems, ensuring proper calibration and functionality.

• Classroom Unit Ventilators:

• Service and repair classroom unit ventilators to maintain a safe and comfortable learning environment.

• Energy Efficiency:

• Collaborate with the Building Maintenance Director to identify opportunities for energy efficiency improvements in HVAC systems.

• Assist in the installation of new HVAC equipment, including upgrades to pneumatic or digital control systems.

• Compliance:

• Ensure all HVAC systems meet local codes, safety regulations, and manufacturer specifications.

• Documentation:

• Maintain accurate records of maintenance activities, repairs, and parts inventory.

• Safety Practices:

• Adhere to all safety procedures and guidelines when performing maintenance or repairs.

• On-Call Availability:

• Be available as needed for emergency repairs or system failures.

Required Knowledge, Abilities, and Skills:

• Technical Expertise:

• Strong knowledge of HVAC systems, including pneumatic heating systems, classroom unit ventilators, and DDC systems.

• Problem-Solving:

• Excellent diagnostic and troubleshooting skills for identifying and resolving HVAC system issues.

• Regulatory Knowledge:

• Familiarity with local building codes, safety standards, and environmental regulations related to HVAC systems.

• Computer Skills:

• Proficient in using computer systems and software to monitor and adjust DDC systems and maintain maintenance records.

• Physical Requirements:

• Ability to perform physical tasks, including lifting, climbing ladders, and working in varying climate conditions.

Work Schedule:

• This is a full-time position with on-call availability.
