Position Overview
The Building Technician is a hands-on technical role responsible for the operation, maintenance, and troubleshooting of building systems within Class A commercial properties. This position requires strong technical expertise in HVAC, electrical, and plumbing systems, with a focus on preventive maintenance, rapid response to issues, and high-quality tenant service.
Key Responsibilities
Perform hands-on maintenance, troubleshooting, and repair of HVAC, electrical, and plumbing systems
Diagnose and resolve issues with air handling units, VAVs, pumps, motors, valves, and control components
Conduct preventive maintenance and routine inspections on mechanical, electrical, and life-safety system
Respond to tenant service requests involving HVAC performance, electrical issues, plumbing repairs, lighting, doors, and hardware
Perform minor electrical work (ballasts, outlets, switches, fixtures) and plumbing repairs (fixtures, leaks, valves)
Support seasonal system changeovers and assist during emergency situations
Monitor building systems for proper operation and escalate larger issues as needed
Coordinate with and verify the quality of contractor work, ensuring safety and compliance standards are met
Accurately document all work performed in the work order management system
Required Skills & Qualifications
Strong technical background in HVAC systems, including troubleshooting and basic controls knowledge
Working knowledge of electrical and plumbing systems in commercial buildings
Ability to read and interpret equipment manuals, schematics, and work orders
Proficient with hand tools, power tools, and maintenance equipment
Strong communication skills with the ability to interact professionally with tenants and team members
Team-oriented with solid organizational and time-management skills
Ability to climb ladders, access rooftops, and lift heavy equipment
Valid driver’s license with a clean driving record
Preferred Qualifications
Trade school training or equivalent hands-on experience
EPA Universal Certification
Experience in Class A commercial office environments
Familiarity with building automation systems (BAS/BMS)
Basic IT or AV troubleshooting experience
