Position Overview
AVS Hospitality is seeking a contract-based Commercial Real Estate Operations Consultant to support a portfolio of stabilized commercial properties. You will work closely with ownership and our team to advise on lease administration, accounting process improvements, vendor oversight, and budgeting best practices.
This is not a property management position, but a flexible, strategic support role ideal for professionals with experience in commercial real estate operations, accounting, or asset management.
Key Responsibilities
Review commercial leases and summarize key financial/legal obligations
Monitor critical dates and ensure lease compliance
Evaluate existing accounting workflows and propose improvements
Reconcile budget vs. actual expenses on a quarterly or monthly basis
Review vendor/contractor agreements for completeness and risk
Document operational workflows and standard operating procedures
Communicate findings clearly with clients and internal team
Qualifications
3+ years in commercial property management, lease administration, or real estate accounting
Solid understanding of lease structures, common area maintenance (CAM), and operating expenses
Experience with accounting platforms (e.g., Wave, QuickBooks, or Xero)
Ability to interpret leases and vendor contracts
Highly organized, analytical, and proactive
Strong verbal and written communication skills
Nice to Have
Background in process improvement or consulting
Experience with accounting system transitions or implementations
Familiarity with Ontario commercial property standards and practices
