At Percy, we're building new ways to connect talented professionals with meaningful career opportunities at leading companies in the student housing industry. We're currently seeking an experienced Community Manager to lead a Class A student housing lease-up at a 900+ bed community in Madison, WI.

This role is ideal for a student housing operator who thrives in high-velocity leasing environments and knows how to build a team, a brand, and an operating rhythm from the ground up. You’ll oversee day-to-day operations, own the onsite performance, and partner closely with leadership on leasing strategy as the asset moves through its critical first leasing cycles.

Responsibilities
• Lead operations for a 900+ bed Class A student housing community in lease-up
• Hire, train, and manage the onsite team across leasing, maintenance, and res experience
• Drive pre-leasing strategy, marketing execution, and leasing performance
• Own property financial performance, including budgeting, reporting, and expense control
• Deliver a hospitality-forward resident experience aligned with a luxury amenity offering

Qualifications
• 2+ years of experience managing a bed-leased student housing property
• Experience operating large-scale student housing assets, ideally 700+ beds
• Strong leadership skills with the ability to build accountability across a fast-moving team
• Willingness to commute or relocate to Madison, WI

Job Type: Full-time

Pay: $110,000.00 - $125,000.00 per year
