Job Description
Title Search, Verification, and Clearance:
Conduct title search and verification to ensure land parcels have clear and marketable titles. Obtain and review mutation records, encumbrance certificates, inheritance documents, and will deeds to confirm ownership history and legal validity.
Draft, review, and finalise sale deeds, lease deeds, gift deeds, partition deeds, and agreement to sell. Ensure all legal documents are executed correctly and registered with the appropriate authorities.
Perform due diligence on land parcels by scrutinising survey reports, revenue records, and government notifications. Ensure compliance with state-specific land laws and government regulations before finalising transactions.
Oversee the mutation process to update land records post-acquisition. Ensure timely registration of sale deeds and manage stamp duty, registration fees, and other statutory formalities to complete the transfer of ownership.
Coordinate with revenue departments, tehsildars, sub-registrars, landowners, and local authorities to obtain necessary approvals, resolve disputes, and ensure smooth land acquisition.
Provide legal advice on complex land acquisition matters, including managing litigations, claims, and encumbrances. Identify legal risks in land transactions and suggest strategies to mitigate risks and protect Company's interests.
The Successful Applicant
Understanding of Marathi language is necessary for roles based in Mumbai and Gujarati language is necessary for roles based in Gujarat.
