Estimator – Cleaning Services
(Junior Estimator or operations background welcomed)
Hours: Monday to Friday from 9am to 5pm
Type: Permanent full-time
Location: Thomastown, VIC
Salary: Commensurate to experience
Borg Property Services is seeking an experienced Estimator to join our team in a pivotal estimating and bid-focused role.
This position is not suited to candidates without direct cleaning industry experience.
We are specifically looking for someone who understands how cleaning services are delivered on-site — including equipment, chemicals, consumables, flooring types, and compliance requirements — and can translate that knowledge into accurate estimates and high-quality tender submissions.
This is an ideal opportunity for someone who is a Junior Estimator or an individual from an operations background who is looking for their next step.
About the Role
Based at our Thomastown Head Office, this role plays a key part in supporting business growth through estimating, tenders and bid responses.
Your time will be structured approximately as:
60% – Tender writing and bid responses
40% – Estimating and site inspections
Regular travel to client sites (metro and occasional regional) is a core requirement of this role to conduct inspections and validate scopes.
Please note that you will be supplied with a company laptop, mobile phone and use of fleet vehicle for client site visits.
Key Responsibilities
Estimating & Site Inspections
Conduct detailed site inspections across commercial sectors including but not limited to education, healthcare and transport
Accurately assess cleaning requirements based on facility size, flooring types, number of amenities and client expectations
Quantify labour, equipment, chemicals and consumables in line with operational best practice
Apply strong knowledge of commercial cleaning equipment, machinery, chemicals and methodologies
Prepare accurate, competitive and operationally deliverable cost estimates
Tenders & Bid Responses
Prepare professional, compliant and well-structured tender submissions
Interpret and respond to complex scopes of work and technical requirements
Coordinate internal inputs and ensure submissions are complete and submitted on time
Assist with post-tender handover to operations to support successful mobilisation
About You
To be successful in this role, you will have:
Essential: Proven experience in the commercial cleaning industry
Strong working knowledge of:
Flooring types, cleaning equipment and machinery
Chemicals, consumables and safe usage
Experience in operations, site supervision, area management or facilities services
The ability to conduct site inspections confidently and professionally
High attention to detail and strong written communication skills
Sound time management and the ability to manage multiple deadlines
A collaborative approach and understanding of operational realities
Willingness and flexibility to travel for site inspections as required
Previous experience in estimating, tenders or bid writing is highly regarded, but hands-on operational cleaning experience is essential.

Valid driver’s licence (mandatory)
Working With Children Check and Police Check (or willingness to obtain)
