Executive Director - Global Real Estate India Operations Manager, Mumbai
Global Real Estate India Operations Manager is a senior level position that will provide strategic and program support in property management operations with analytics, tracking, controls, quality of service delivery, local regulatory requirements. Provide program level support in effective implementation of approved Real Estate strategies & operationalize, monitor long term campus projects. Partner with regional and functional leadership to deliver best in class real estate Operations to achieve Firm’s goals, service its customers by providing leading edge workplace environment & holistic experience to the staff.
Reporting Line: Executive Director, Global Real Estate South Asia Location Manager
Roles and Responsibilities:
Property Management Operations and related control
Manage effectively and efficiently day to day operations, execute programs in coordination with the regional management and functional leads in property and critical facilities management to provide best in class services :
Day to Day property management
Preventive maintenance program (including monitoring of Land Lord’s equipment)
Operational sustainability
Workplace delivery management to provide best in class workplace experience to the employees
Vendor Management, operations control & Asset management
Seat management, currently for front office business entities
Effective management of key property and critical engineering policies and key performance indicators
Ensure regulatory and statutory compliance
Manage effective and timely property management reporting and analytics to generate operational and cost improvements
Management, governance of Facility Management projects,
Thoughtful, strategic transition to Global Real Estate and subsequent operations of Kitchen equipment and Fire Life safety services aligned to Regional program.
Execution of property management best practices in coordination with property management/critical facilities regional leads
Ensure proper operational controls are in place consistent with global control and risk platforms and policies
Coordination with the local leads of Global Technology and Infrastructure, Global Security, Transportation, Document Business Services, Amenity services partners to deliver holistic service to users, including mobilization for new, long term premises.
Monitor, govern, technology based employee feedback system
Client Management
Develop and maintain strong client relationships translating to a trusted advisor role that supports line of businesses & chief administration's office management.
Represent Global Real Estate, firm-wide initiatives around operational sustainability, Diversity and Inclusion, Digitization of dashboards, etc.
Real Estate transaction & Portfolio Management
Coordinate closely with Landlord on day to day operational and leasing issues
Ensure proper recording of all Land Lord and lease related documentations in coordination with regional lease administration team
Provide ground support to the regional transaction team in managing the Request for proposal process, legal work, vendor management, etc
Design and Construction
Partner with the regional Design & Construction in managing the execution of all construction works partnering with vendors
Provide ground support to the regional Design & Construction team in managing the Request for proposal process, legal work, vendor management, etc
Financials
Develop the cluster budget in close coordination with the finance team, the functional leads and regional management
Manage actual expenses to be within budget
Qualifications:
At least 15 years senior management experience
Experience working with multinational companies
University degree preferably with specialization on facilities management, engineering, etc
Well rounded real estate background
Effective leadership, communication, programming and collaborative skills
Experience in managing people and teams
Good understanding of expense management, real estate financial modeling
