Your role

Homes NSW is seeking a highly experienced executive leader to oversee the strategic management of one of the State’s largest and most critical asset portfolios with over 90,000 homes valued at $65 billion. As Executive Director, Portfolio Assets Management, you will lead the state‑wide management of social housing assets, ensuring they are safe, sustainable, and fit for purpose while delivering value for money in a highly constrained financial environment. This role is central to Homes NSW’s mission to provide quality services and housing outcomes for more than 262,000 tenants across NSW and plays a key role in shaping long‑term asset, maintenance and renewal strategies.

What you’ll do

As Executive Director, Portfolio Assets Management, you will:
Provide strategic leadership for the state‑wide management of Homes NSW’s social housing asset portfolio, including capital investment, maintenance programs and asset lifecycle planning.
Lead the delivery of large‑scale capital and maintenance programs, managing an annual capital budget of approximately $358 million and a repairs and maintenance budget of $660 million, while ensuring quality, safety and value for money.
Oversee major maintenance and contractor relationships, strengthening performance management, work health and safety compliance, procurement practices and risk mitigation.
Drive the development and implementation of asset policies, standards, audit and quality assurance frameworks to improve asset performance and tenant outcomes.
Lead continuous improvement and reform of maintenance services to deliver better housing outcomes for tenants, including data integrity, asset information systems and modernised operating models.
Provide authoritative advice to the Head of Housing Portfolio and executive peers, contributing to strategic planning, governance, risk management and executive decision‑making.
Lead and develop a large, geographically dispersed workforce, fostering a culture of accountability, performance and collaboration.

What we’re looking for

Extensive executive/c-suite experience in asset management and maintenance delivery, ideally within housing, infrastructure, utilities or other large asset‑intensive portfolios.
A strong understanding of asset lifecycle planning, capital investment, contract management and program delivery in a regulated public sector environment.
Proven ability to lead large, multidisciplinary teams and executive leaders, setting clear direction and driving high performance at scale.
Demonstrated success managing significant budgets, complex procurement arrangements and contractor performance in financially constrained conditions.
Highly developed stakeholder engagement and influencing skills, with experience working across government, industry and service providers to deliver system‑wide outcomes.
The judgement and resilience to balance competing priorities, manage risk, and deliver improvements while maintaining service continuity for tenants.
Tertiary qualifications in business, asset management, building, engineering or a related discipline, or equivalent professional experience.
