• Proven experience in real estate development and management within the real estate industry.

Job brief

We are seeking an experienced and strategic-minded Head of the Residential Real Estate (Prime and Middle Income) Division to lead our real estate development firm's efforts in creating and delivering high-quality residential properties for sale. As the Head of this division, you will play a critical role in overseeing the entire process from identifying market opportunities and acquiring land to managing construction and marketing the finished projects.

The Company

The company is a leading developer of prime commercial, residential and mixed-use properties. The client is targeting a $0.5bn valuation within the next 5 years.

Key responsibilities include:

1. Division Strategy and Planning:

• Develop and execute the division's strategic plan, aligning it with the company's overall objectives.

• Identify market trends, demand patterns, and emerging opportunities for residential and commercial properties to guide divisional decision-making.

• Conduct feasibility studies, financial analyses, and risk assessments for potential building to sell projects.

• Collaborate with the executive team to set divisional goals, budgets, and performance targets.

2. Prime Land Acquisition and Development:

• Identify and evaluate prime land acquisition opportunities suitable for building to sell projects.

• Oversee the due diligence process, including zoning analysis, environmental assessments, and permitting requirements.

• Manage land negotiations and contracts, ensuring favorable terms and conditions for development.

• Coordinate with architects, engineers, and contractors to design and develop high-quality properties that meet market demand and company standards.

3. Construction and Project Management:

• Oversee all aspects of construction, ensuring projects are completed within budget and on schedule.

• Implement effective project management strategies, including cost control, quality assurance, and risk management.

• Coordinate with contractors, suppliers, and internal teams to ensure seamless project execution.

• Conduct regular site visits to monitor construction progress, identify and address any issues or delays.

4. Marketing and Sales:

• Develop and implement marketing strategies to effectively promote and sell properties.

• Collaborate with the marketing team to create compelling marketing materials, including brochures, websites, and digital campaigns.

• Manage relationships with real estate agents and brokers, ensuring effective property promotion and sales representation.

• Analyze market data and trends to determine optimal pricing strategies and sales targets.

5. Team Leadership and Collaboration:

• Lead and mentor a team of professionals involved in land acquisition, development, construction, and sales.

• Foster a collaborative and high-performance work environment, ensuring effective communication and teamwork.

• Collaborate with cross-functional teams, including finance, legal, marketing, and operations, to ensure smooth project execution and delivery.

• Provide guidance and support to the team, promoting professional growth and development.

6. Financial Analysis and Performance:

• Prepare and analyze financial models, including development budgets, pro forma statements, and cash flow projections for commercial projects.

• Monitor project financial performance, including revenue, expenses, and profitability, and take proactive measures to optimize project returns.

• Conduct regular financial reviews and reporting to the board and senior management, providing insights and recommendations to enhance project performance.

• Oversee project financing, working closely with lenders, investors, and internal finance teams.

7. Operations:

• Develop and monitor implementation of policies, standards operating procedures and project management standard in line with international best practice to achieve company objectives.

8. Stakeholder relations:

• Communicate and maintain trust relationships with shareholders, business partners, brokers and authorities.

• Assist in design development from scheme design phase through to working drawings. Be involved in planning permission, negotiations and contracts, project time planning and budgeting, monitoring and contractor-oversight.

10. Funding:

• You will play a critical role in sourcing funding and effectively managing cashflows. You will be responsible for preparing and presenting financial projections, budgets, and cash flow forecasts to ensure the availability of funds at each stage of our projects. Additionally, you will monitor cashflows, track expenses, and implement strategies to optimize working capital, minimize financial risk, and ensure the overall financial stability and success of our projects
