What this opportunity involves:
Are you an experienced property management leader ready to take on a prestigious and complex role? JLL is seeking an exceptional General Manager to oversee Melbourne Connect, a premium mixed-use development featuring intricate Public-Private Partnership (PPP) arrangements, university facilities, and student accommodation.
This is a unique opportunity to manage one of Melbourne's most sophisticated commercial assets, requiring expertise in navigating complex contractual structures including 42-year PPP arrangements, head lease agreements, and shared facility contracts. You'll serve as the primary point of contact for Lendlease Asset Manager whilst managing multiple stakeholder relationships across university tenants, student accommodation providers, and facilities management teams.
An overview of the role:
Asset Management Excellence
Oversee intricate PPP, head lease, and shared facility arrangements to ensure optimal service delivery
Collaborate with Asset Manager to develop strategic plans focusing on asset positioning, leasing, capital works, and marketing strategies
Monitor KPIs across multiple contracts whilst maintaining overall asset performance
Lead sustainability initiatives and ensure compliance with environmental reporting requirements
Stakeholder & Contract Management
Master complex multi-party contract structures and ensure strict adherence to all obligations
Serve as primary liaison between PPP contractor, University, and accommodation providers
Coordinate seamlessly across all contractual parties and manage competing interests
Proactively manage contract variations, renewals, and performance metrics
Financial Performance
Maximise asset financial performance through effective budget, expense, and revenue management
Analyse market trends and financial data to drive profitability and identify opportunities
Implement cost-saving strategies and revenue enhancement initiatives
Team Leadership
Lead and inspire a diverse team including Customer Relationship Manager, Property Services Supervisor, and Finance Manager
Foster a culture of excellence, collaboration, and innovation
Develop team capabilities through performance management and succession planning
Sound like you? This is what we’re looking for:
Bachelor's degree in Business Administration, Real Estate, or related field (Master's preferred)
Victorian Real Estate Licence
Proven General Manager experience, preferably with premium-grade assets
Strong understanding of commercial real estate operations, leasing, and property management
Demonstrated experience with PPP contracts, long-term leases, or multi-party agreements
Advanced contract management and legal interpretation skills
Exceptional leadership and team motivation abilities
Outstanding interpersonal and communication skills for diverse stakeholder engagement
Proven track record in driving customer satisfaction and retention
Strong analytical and financial acumen for budgeting, forecasting, and risk management
Deep understanding of Melbourne's commercial real estate market
