Lead Architect

JD for Lead Architect-Mumbai Responsibilities • Strong Technical capability to do FSI calculations and manage projects from concept to implementation to handover. • Strong knowledge and understanding of DCR 2034/MCGM/MIDC/CFO and norms of other statutory agencies for Mumbai • Understanding customer's needs and developing design concepts and establishing final design brief with client sign offs. • Conducting preliminary studies of the site (including contours, soil, ecology, buildings, roads); • Assessing a site potential to get the best special efficiency in terms of carpet area and creating floor plans for effectively utilising the space, with understanding of interiors and keeping in mind the structural design and MEP considerations. • Coming up with elevations of buildings as per customer requirements and budget constraints. • Understand municipal codes and local & state building regulations for designing and planning the projects. • Producing client presentations for project conversion. • Hands on experience in coordinating with Structural and MEP consultants, vendors and other project stakeholders. • Monitoring and checking the quality of drawings. • Making site visits; • Ensuring deadlines are met; • Monitoring and checking work on-site • Design holistically, to ensure smooth and consistent flow of spaces • Communicate directly with client, other consultants and stake holders • Write clear, articulate meeting and communications notes • Communicate with the project stakeholders and raise flags at the right time so as to prevent time, cost and quality overruns • Demonstrate a high degree of time management skill and constantly seek to streamline processes and procedures in order to increase quality and efficiency • Regularly review sets of the team’s deliverables for accuracy, efficiency, and thoroughness • Knowledge of Green Building Certification requirements such as GRIHA/LEED etc
