High School diploma, or GED equivalency, and minimum of 1-2 years direct experience as a Make Ready or Maintenance Technician for an apartment community, or equivalent combination of education and experience
EPA I or II, Universal or HVAC certified is required
Must have supervisory experience
Thorough understanding of electrical, plumbing, HVAC systems, carpentry, landscaping, painting, cleaning, appliances, utilities, elevators, fencing/gates, and fire systems

Responsibilities
The Maintenance Technician performs routine maintenance in individual apartments, common areas and amenity areas
Prepares vacant units for new move-ins
Performs routine preventive maintenance
Assists in various cleaning functions and assists in monitoring the grounds
Maintains and repairs physical structures of buildings and maintains grounds by performing the following duties
Maintains and repairs buildings: areas of responsibility include, but are not limited to: electrical, plumbing, carpentry, HVAC, landscaping, painting, cleaning, appliances, pools, utilities, elevators, fencing/gates, and fire systems
Responsible for completing all service requests/ work orders at the direction of the maintenance supervisor or property manager as required within 24 hours
Complete apartment service tickets and log all assigned work orders accurately and in a timely fashion
Manage vacant apartments by preparing them through the turnover process so apartments are ready to lease to new prospects
The work includes the maintenance of the unit, painting, cleaning and carpet cleaning
Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, street sweeper and other equipment used within the maintenance department
Assists in ordering supplies for the property
Cleans internal and external areas of buildings, including dusting, sweeping, and mopping, washes windows

• CPO Certification is a plus and experience maintaining pools is required.

• Experience with Onesite, Yardi, or other property management software is a plus
