Job Description
The Apartment Maintenance Technician is responsible for performing maintenance and repair duties that contribute to the overall upkeep and condition of the apartment community. This includes completing service requests, preparing apartments for new residents, and ensuring community systems (plumbing, HVAC, electrical, etc.) are in proper working order.
Key Responsibilities:
Respond to resident service requests in a timely and professional manner.
Diagnoses and repair issues in apartment units and common areas, including:
Plumbing (leaks, clogs, faucet/toilet repairs)
Electrical (switches, outlets, light fixtures)
HVAC systems (filters, minor repairs, seasonal maintenance)
Appliances (dishwashers, refrigerators, stoves)
Carpentry (door locks, drywall patching, painting)
Perform preventative maintenance tasks as assigned.
Assist in apartment “make-readies” including cleaning, repairs, and painting.
Ensure the cleanliness and safety of the property, including grounds, amenities, and maintenance areas.
Maintain inventory of supplies and tools and notify supervisor of supply needs.
Follow all safety procedures and company policies.
Participate in on-call rotation for after-hours emergencies.
Assist with snow removal, pool maintenance, and seasonal tasks as needed.
Qualifications:
High school diploma or equivalent required.
1+ year of maintenance experience in a residential or commercial setting preferred.
Knowledge of basic plumbing, electrical, and HVAC systems.
EPA certification and/or HVAC certification are a plus.
Ability to work independently and in a team environment.
Strong communication and customer service skills.
Ability to lift up to 50 lbs. and perform physical tasks daily.
Valid driver’s license and reliable transportation required.
Work Schedule:
Full-time, 40 hours per week. Must be available for emergency on-call rotation, weekends, and holidays as needed.
