Job Title - Manager - Contracts & Budget
Min Qualification - Diploma(Civil) / B.Tech (Civil)/Chartered Engineer
Years of experience - At least + year relevant experience in residential building projects with real-estate Developer.
Location - H.O (Kolkata)
Job Role:
• Accountable for Project Budgeting
• Contract Management & Finalization
• Rate Negotiation, Rate Analysis & Work Order Preparation
• Preparation of master schedule of project
• Generating and monitoring progress review (i.e) highlighting the critical factors to management.
• Tracking project progress and resolving the areas of critical issues.
• MIS related to planning & costing
• Checking of material reconciliation.
• Tender Doc preparation understanding, NIT,GCC,SCC,EHS,Form of tender etc, floating enquiry, vendor evaluation.
• Comparison statement preparation and analysis, ability of techno commercial evaluation of bid coordination with higher management for timely approval and award contract.
• RA bill preparation & checking
• Drive the preparation of integrated Construction schedule along with Schedule Performance Index and monitor them periodically
• Manage and provide technical inputs for methodologies of construction & coordinate site activities
• Review projects, coordination for project review reports with top managements and alert any progress impact
• Review weekly progress meeting at sites, understand & rectify reasons for any delay.
• Preparation of cash flow projection & cost to complete Statement along with Budget Department
• To explore and use project management tools which shall help in day to day monitoring(MSP, Advanced Excel, Trackers ,SOP)
• Coordination with in house architect /design team for value engineering
• Preparation of tender event schedule& material purchase schedule in coordination with contracts /purchase dept
• To track timely application of Govt. approvals for launch or handover as required
• Prepare and monitor the manpower chart
• To identify, alert/avert on possible vendor claims basis schedule with detailed schedule analysis
• Ensure sequence of activities at Projects without having impact on Quality & Safety standards.
Other Specification - Auto Cad, MS Office, MS Project, ERP mandate, Preferred FAR VISION.
