Mortgage Underwriter
Hybrid | Full-Time | Salary + Bonus
We at DLC Clear Trust Mortgages are seeking an experienced and detail-oriented Mortgage Underwriter to join our team. In this role, you will evaluate and assess residential mortgage loan applications within the Canadian lending market, analyze borrower creditworthiness, and ensure compliance with all federal and provincial lending regulations. This position offers a competitive salary plus performance-based bonus compensation, with a hybrid work arrangement combining in-office and remote work.
Key Responsibilities
Review, analyze, and render decisions on residential mortgage loan applications in accordance with company policies, investor guidelines, and Canadian regulatory requirements
Evaluate borrower creditworthiness by analyzing credit reports, income documentation, employment history, assets, and debt service ratios (GDS and TDS)
Apply OSFI B-20 guidelines, including mortgage stress test requirements, loan-to-value (LTV) calculations, and income verification standards
Assess property valuations and appraisals to determine adequate collateral for loan approval
Underwrite insured and uninsured mortgage products, including CMHC-insured, conventional, and alternative lending products
Ensure full compliance with federal and provincial lending regulations, OSFI guidelines, CMHC requirements, and applicable anti-money laundering (AML) and anti-fraud legislation
Collaborate with Mortgage Brokers, Loan Officers, and Processors to communicate loan decisions, issue conditions, and resolve documentation discrepancies
Identify and mitigate potential fraud risks through thorough file review and due diligence practices
Maintain current knowledge of evolving Canadian lending guidelines, OSFI updates, provincial regulatory changes, and market conditions
Meet established turn-time and quality metrics for loan file reviews
Document underwriting rationale and findings for audit readiness
Required Qualifications
3 to 5 years of direct experience as a Mortgage Underwriter with a Canadian financial institution (bank, credit union, mono-line lender, or mortgage company)
Strong working knowledge of Canadian mortgage products, including CMHC-insured, conventional, and alternative/private lending programs
Experience with Canadian mortgage underwriting software and systems (e.g., Filogix, Velocity, Lendesk, or similar platforms)
Knowledge of Canadian anti-money laundering (AML) regulations and FINTRAC reporting requirements as they relate to mortgage origination
Exceptional analytical, critical thinking, and decision-making skills
Strong attention to detail with a high degree of accuracy in documentation review
Excellent written and verbal communication skills
Language Skills
Fluent English language skills required (written and verbal)
Mandarin / Korean language skills strongly preferred — ability to communicate with Mandarin/ Korean-speaking clients, brokers, and partners is a significant asset
Preferred Qualifications
Training or certification from the Institute of Canadian Bankers, Canadian Securities Institute, or similar recognized institution
Experience underwriting complex borrower scenarios, including self-employed income, foreign income verification, and multi-generational property arrangements
Familiarity with fraud detection tools, quality control processes, and FINTRAC compliance procedures
