What this job involves:

Keeping a tab on the essential details

Achieving a balance between seeing the big picture and attending to details is top of your mind. To deliver high-quality property management services, you’ll ensure your team has relevant and up-to-date skills. To keep finances on track, you’ll monitor and create budget plans and management reports based on business objectives. Part of your responsibilities is also being our liaison officer who takes charge of our major programmes on-site and coordinates with the relevant parties.

Lead the property team in meeting the client’s objectives while overseeing the management, operations, specialty leasing, marketing, and financial aspects of a shopping center. This position calls for an assertive, professional leader with strong management skills and the ability to work collaboratively with on-site personnel, corporate JLL employees and client representatives. Other important factors for success include identifying and deploying best practices, as well as the ability to manage and perform to the best interest of JLL and the client.

Driving excellent daily operations

As the person in charge, you’ll manage the site’s daily activities and ensure that all essential operational processes are followed. You’ll also see to it that both the property’s interior and exterior are well-maintained. You’ll do this by performing regular site inspections and conducting fire and other evacuations as scheduled in accordance with the health and safety requirements.
• Maintain safety, cleanliness and integrity of all areas of buildings, systems and equipment for all property users
• Prepare team to respond in emergency and crisis situations
• Have thorough knowledge of area market including all competitive properties and area demographics
• Maintain an appropriate level of involvement in community affairs representing both the property’s interest and the interest of JLL
• Enforce all tenant lease requirements
• Manage the activities of the property’s marketing manager
• Establish an effective working relationship with all department store managers and other key merchants, including specialty tenants to understand and drive sales
• Work in conjunction with property’s leasing agent to execute new and renewal leases to meet or exceed client objectives
• Direct activities of specialty leasing function to optimize temporary tenant and cart occupancy to maximize property revenue
• Maintain an effective working relationship with the property’s leasing specialist to ensure budgeted leasing activity occurs
• Negotiate all tenant rent reduction or termination requests the property’s leasing agent to ensure budgeted leasing activity occurs
• Develop and implement an annual business plan to achieve budgeted net operating income for property
• Manage property’s capital expenditures to budgeted levels
• Direct the preparation and implementation of all annual financial reports including the annual budget, management plan, marketing plan, marketing budget, and annual report
• Direct the preparation and submission of all monthly/ quarterly financial reports, forecasts and sales reports
• Monitor the collections of all rents and execute appropriate collection process

In this role, you’ll build and maintain positive client relationships by providing excellent customer services that follow key performance indicators agreed by the client and the company. You’ll also handle client queries, attend meetings and coordinate with the local authorities as required.
• Establish and maintain an effective working relationship with the client
• Function as primary point of contact to client for all issues relating to the property
• Interact frequently with client and their team to ensure consistent high-quality interaction
• Formally communicate as appropriate with client to inform him/ her of activities at the property to enhance his/ her opinion of the quality of management services delivered

A seasoned expert

Do you have a diploma or a degree in estate management, building services, engineering or similar courses? Do you have at least six years of experience and technical expertise in facilities management in a retail/ commercial setup? If you said yes to all these, then you are what we’re looking for.

• Direct and supervise the activities of all property employees
• Develop a personnel action plan for each direct report to identify opportunities for further career development. Ensure that all supervisory employees do the same for their direct reports
• Provide regular feedback to employees via annual performance objectives, mid-year reviews, annual reviews, and other communication mechanisms
• Coordinate appropriate training for property personnel
• Establish course of action for team to accomplish goals and evaluate results

• Are you a degree holder in electrical engineering, Facility services, Real Estate Advisory?
• You should have worked in a commercial property management role for at least five to ten years in the past.
• Have you received exposure to any technology-based utility management?
• Do you consider yourself a pro with Microsoft Office? If yes, you might be the candidate we’re in search for!
• Do you have a solid background in helpdesk operations and strong working knowledge of occupational safety?
• Do you have a proven track record in rolling out improvement initiatives?
• Flexibility in working with a team.
• Likewise, you must possess a customer-centric focus and superior organisational skills to manage daily activities effectively.
• You must also be equipped with excellent communication skills to coordinate effectively with colleagues and clients.
• Ability to multi-task in a fast paced, constantly changing environment
• Procedure oriented, ability to work a flexible schedule including overtime and workday changes

Desired experience and technical skills
