Reporting to the Retail Real Estate Leasing Manager, your core RESPONSIBILITIES will include:

Financial Analysis & Reporting

Act as a strategic business partner to the Property stream by modeling pro-forma Appraisals for all shops including new store openings, relocations, pop-ups, and all renovations.
Develop and maintain real estate performance analytics to promote forward-looking business insight and data-driven decision making.
Review and support property data in adaptive; including renewals, occupancy costs, rent budgeting, and forecasting in collaboration with Retail Finance
Conduct return on investment (ROI), cash flow, and appraisal analyses to support property project planning and approvals.
Develop financial summaries for Real Estate Managers to support deal approval packages and site selection.
Prepare and present financial analyses and portfolio recommendations for leadership, including SSP/Strategy meetings and quarterly business reviews.
Provide regular reports on lease obligations, rent schedules, capital spend, and portfolio performance to the Property Team.
Conduct annual impairment reviews of fixed assets.
Generate occupancy cost reporting, including store-level optimization recommendations and potential lease renegotiations.
Portfolio & Market Management

Create and analyze data to evaluate renovation needs by reviewing store condition, design, age, lease details, and financial performance.
Support market and store prioritization decisions using forward-looking analytics and performance data.
Analyze market trends and store-level performance to provide recommendations for expansion, renovation, or relocation.
Maintain accurate shopping center, market, and lease information to ensure reliable portfolio reporting.
Support global finance coordination, including real estate process alignment and software collaboration.
Support the real estate committee process and manage all financial-related data
Cross-Functional & Process Support

Collaborate with Leasing, Design, Construction, Retail Finance, and SSP teams to align on property strategy and capital planning.
Provide budget support for capital cost for projects, including assisting SSP Capex planning and acting as the liaison to NA Finance, Global Finance and SSP partners.
Ensure clear communication of financial concepts across internal teams, strengthening financial acumen.
Create and monitor systems of control to improve cost management and capital spend transparency.
Support construction reporting by providing accurate data for project assessments and financial tracking.
Partner with internal stakeholders to include the global finance partner on lease renewals, relocations, compliance reviews, and provision assessments.
Provide Retail and SSP teams with lease data and documents as required for decision-making.
Process Improvements & Data Management

Drive process improvements for real estate data flow, reporting efficiency, and portfolio analysis.
Audit lease databases and ensure accuracy in financial systems, dashboards, and reporting tools.
Design and develop new and ad-hoc reports and dashboards to support strategic and operational needs.
Contribute to the continuous improvement of global real estate processes and tools.
You bring the following QUALIFICATIONS:

Required:

3-5 years of analytics experience with demonstrated expertise in Real Estate and Property analytics for a retail business
Bachelor's degree in Accounting, Finance, Commerce, Business Administration, Real Estate or a related field
Strong analytical, modelling, and presentation skills, in depth knowledge of financial statements and the drivers that impact them
Ability to distill and summarize large and complex data sets in a simple and concise way and present it clearly without losing sight of the big picture
Exceptional communication skills both written and oral are essential to succeed in this role
Strong team player that can drive discussion but is always open to hearing a different view
A proven, collaborative, proactive, and inclusive approach to business support
A strong financial background and expert knowledge of Excel/Google Sheets is required.
Strong analytical, modelling, and problem-solving skills.
Highly organized, detail-oriented, and takes pride in quality.
Able to work independently and prioritize multiple projects.
A proactive, solutions-driven approach
Strongly Preferred:

Experience in high-volume, vertically integrated retail operations
Experience and proficiency with business intelligence and dashboarding tools such as Microsoft PowerBI
Knowledge of Microsoft Dynamics AX, Tango Analytics/MRI ProLease and/or Adaptive
CPA, CFA and/or MBA

Job Type: Permanent Full Time. Remote role, with frequent travel (1-2 trips per month) required within North America.

Job Location: Open to candidates located within North America only.

Base Salary Ranges:

Vancouver/Toronto: $82,000 - $92,000 CAD
US Wide: $75,000 - $88,000 USD
This salary ranges are based on an assessment of the local market and may vary depending on the successful candidate's location. This range is based on base salary and does not include additional bonus program and total rewards eligibility.
