Position: Real estate lawyer

Role Overview:
As a Real Estate Lawyer, you will be responsible for handling legal matters related to property transactions, including acquisitions, leases, sales, and development projects. You will provide legal advice to clients, review property contracts, resolve disputes, and ensure that all transactions comply with applicable laws and regulations. Your expertise will ensure that real estate deals are conducted smoothly and securely.
Key Responsibilities:
• Property Transactions:
• Draft, review, and negotiate contracts, leases, purchase agreements, and other property-related documents.
• Conduct due diligence on property transactions, including reviewing title deeds, zoning laws, and environmental regulations.
• Ensure that all transactions comply with local, state, and federal property laws and regulations.
• Legal Consultation:
• Advise clients (buyers, sellers, developers, landlords, and tenants) on legal rights, obligations, and risks in property transactions.
• Provide guidance on property investments, financing, development projects, and joint ventures.
• Counsel clients on real estate disputes, including landlord-tenant issues, boundary disputes, and construction-related matters.
• Title Examination and Property Rights:
• Conduct thorough title searches to verify the ownership and legal status of properties.
• Resolve title discrepancies, boundary issues, or claims on the property before the completion of transactions.
• Assist in obtaining title insurance for clients to protect against potential ownership issues.
• Lease Agreements:
• Draft and review lease agreements for commercial and residential properties, ensuring terms are fair and legally binding.
• Negotiate lease agreements on behalf of landlords or tenants, ensuring the interests of the client are protected.
• Advise on legal issues related to rent, leasehold improvements, property management, and tenant evictions.
• Dispute Resolution and Litigation:
• Represent clients in real estate disputes, including breach of contract, property damage, zoning violations, and tenant issues.
• Handle real estate litigation, including filing lawsuits, preparing pleadings, and representing clients in court.
• Negotiate settlements and mediate disputes between parties to avoid prolonged litigation.
• Zoning and Land Use:
• Advise clients on zoning laws, land use regulations, and planning permissions for real estate development projects.
• Assist developers in obtaining the necessary permits and approvals for construction and renovation projects.
• Ensure compliance with environmental laws and regulations, including managing environmental risks related to real estate.
• Real Estate Financing:
• Review and negotiate financing agreements for real estate transactions, including mortgages, loans, and investment contracts.
• Provide legal advice on foreclosure proceedings, ensuring compliance with applicable laws and protecting client interests.
• Assist clients with debt restructuring and property-related financial disputes.
• Mergers and Acquisitions (M&A):
• Assist clients in the acquisition or sale of large property portfolios or real estate-related businesses.
• Conduct due diligence and ensure compliance with M&A regulations related to real estate holdings.
• Draft and review related contracts, shareholder agreements, and financing documents.
• Regulatory Compliance:
• Stay updated on changes in real estate laws, regulations, and industry practices.
• Ensure that all real estate transactions meet compliance standards and are properly documented.
• Assist clients with legal issues related to property taxes, tax exemptions, and real estate investment trusts (REITs).
Qualifications:
• Bachelor’s degree in Law (LLB) and a valid law license to practice.
• 3+ years of experience in real estate law, handling property transactions and disputes.
• In-depth knowledge of property laws, contracts, and legal procedures.
Skills:
• Strong negotiation and contract drafting skills.
• Excellent research and analytical abilities.
• Ability to manage multiple cases and transactions simultaneously.
• Strong attention to detail and organizational skills.
• Excellent communication skills, both written and verbal.
Preferred:
