Duties and Responsibilities of a Property Manager/Estate Manager
• Operational Excellence: Ensure the smooth functioning of the site in areas such as security, fire & safety, technical maintenance, housekeeping, landscaping, finances, and customer relations.
• Service Delivery: Guarantee that services are provided according to agreed terms and conditions.
• Policies and Procedures: Develop, promulgate, and implement instructions and guidelines for seamless site operations.
• Maintenance and Upkeep: Verify the proper working and maintenance of electrical, mechanical, and security equipment at the premises.
• Regular Inspections: Conduct periodic site inspections and ensure equipment maintenance adheres to predefined schedules.
• Record Keeping: Maintain accurate and professional records and log books.
• Administrative Tasks: Ensure all administrative paperwork is accurate, complete, and submitted on time.
• Procurement and Development: Handle cases for procurement, repairs, upgrades, and development of equipment/items.
• Customer Relations: Foster cordial relationships with clients/residents and civil authorities.
• Talent Acquisition and Development: Screen, hire, and train new personnel for service providers.
• Staff Assignments: Allocate daily/weekly tasks to staff members.
• Process Improvement: Timely escalate suggestions/observations to enhance working systems and procedures.
• Compliance: Ensure adherence to governing documents by all parties.
• Regulatory Awareness: Stay informed about local and state statutory policies.
• Communication: Provide prompt responses to emails received.
• Task Management: Update and pursue pending task trackers with clients.
