Position Overview -
We are seeking a dedicated and service-oriented Full-Time Resident Manager to join our team. In this role, you will be at the heart of our communities—ensuring properties are well-managed, residents are supported, and operations run smoothly.
Compensation and Benefits -
Hourly Rate: $22.00 – $24.00

Essential Position Responsibilities -
• Collect rent, post payments, and manage rent adjustments in a timely manner
• Complete monthly rent journals and maintain accurate financial records
• Prepare and post notices promptly
• Enforce lease agreements, house rules, and parking policies
• Ensure compliance with Fair Housing laws
• Document and report incidents accurately and promptly
• Coordinate and follow up on maintenance work orders
• Deliver exceptional customer service to residents, staff, and vendors
• Support move-in and move-out processes
• Maintain clear communication with Property Supervisor
• Ensure property cleanliness and strong curb appeal
• Conduct daily property walks and risk assessments
• Address resident concerns proactively and professionally
• Maintain accurate resident rosters and parking assignments
• Live onsite at assigned property (if applicable)
• Oversee shared spaces (pool, community room) as applicable
• Complete weekly inspection reports
• Respond to after-hours emergencies as needed
• Assist in training new Resident Managers
• Perform additional duties as assigned
Compliance -
Resident Managers play a key role in ensuring compliance with affordable housing regulations. Responsibilities include:
• Income-qualifying applicants in accordance with LIHTC, HCD, LAHD, and other programs
• Processing annual income recertifications accurately and on time
• Maintaining complete and compliant resident and applicant files
• Verifying documentation and ensuring adherence to regulatory requirements
Supportive Housing -
For select communities, supportive housing experience is required. In these roles, you will:
• Oversee daily operations of supportive housing communities
• Act as a liaison between residents, case managers, and service providers
• Promote resident well-being and housing stability
• Collaborate with partners such as LAHD, LAHSA, and CES
• Strong interpersonal skills, empathy, and the ability to manage multiple priorities are essential.
Essential Compliance Responsibilities -
• Lease vacant units and pre-qualify applicants per regulatory guidelines
• Prepare and verify move-in files
• Process CES referrals and leasing documentation
• Complete lease-up, quarterly, and annual reports
• Conduct and review annual recertifications
• Assist with audits and ensure file compliance
• Maintain organized resident and applicant records
• Process Section 8 documentation as required
• Support team operations and cross-property needs
• Assist with compliance reporting and training
• Understand regulatory agreements and rent restrictions
• Review and approve recertifications and lease-up files
• Provide leadership and support to Resident Manager team
Skills -
• LIHTC certification preferred
• Strong attention to detail and organization
• Ability to manage multiple priorities effectively
• Excellent written and verbal communication skills
• Strong math and analytical skills
• Knowledge of Fair Housing laws and California regulations
• Proficiency in Microsoft Word and Excel (Yardi/Access a plus)
Education and Experience -
• High school diploma/GED required; some college preferred
• Minimum of 2 years of onsite Resident Manager experience in affordable housing
• Leasing experience required
• For supportive housing: experience working with formerly unhoused or special needs populations preferred
Physical Requirements -
This role requires both office and on-site activity, including:
• Daily property inspections and walking the grounds
• Exposure to outdoor elements
• Ability to lift, push, or pull up to 25 pounds
• Ability to maneuver trash bins and equipment
Travel Requirements -
• Travel within Santa Monica and West Los Angeles properties
• Occasional travel for trainings and seminars
• Valid California driver’s license, insurance, and acceptable driving record required
Other Requirements -
• Applicants MUST MEET mandated housing income qualification per funding regulatory agreements for consideration for the position.
