What this opportunity involves:


JLL is seeking an experienced Senior Facility Manager to oversee the day-to-day operations, maintenance, and safety of our assigned commercial real estate properties in Victoria. This is an excellent opportunity to join a dynamic team where you will ensure optimal building performance, tenant satisfaction, and cost-effective facility operations whilst maintaining compliance with all applicable regulations and standards.


An overview of the role:


General Management

Manage the site operational team, including technical third-party service providers, providing leadership and guidance to ensure activities are prioritised and efficiently completed
Participate in required forums and promote/protect JLL and client positions with tenants, contractors, and consultants
Deliver project management of small to mid-size site projects
Client & Tenant Relations

Establish and maintain strong professional relationships with clients through regular updates, meeting attendance, and formal reporting
Provide exceptional customer service to building tenants, attending tenant meetings and providing regular updates on building initiatives and upgrades
Compliance & Certification

Ensure compliance with all relevant statutory authorities and engineering practices for property maintenance
Obtain certification and supporting documentation for all essential services and prepare annual Fire Safety Statements
Manage Environmental and Occupational Health and Safety requirements, including contractor inductions, risk management plans, and Safe Work Method Statements
Proactively implement actions from site-based audit programmes including OPS Aide, EORC Reviews, and Essential Safety Measure Audits
Maintenance & Risk Management

Coordinate effective management of all property services and works
Conduct periodic building and plant inspections to determine repair priorities
Manage specialist contractors to ensure compliance with contract terms and scope of works
Maintain property due diligence programmes and risk information databases
Procure materials, spare parts, and building requirements to minimise tenant disruption
Budgets & Reporting

Prepare annual property operations and capital works budgets in collaboration with the team
Monitor and update budgets quarterly
Provide input into client and corporate reports for operational aspects
Take responsibility for site operations team performance in auditing and management reviews
Sustainability Leadership

Lead implementation of the property's sustainability strategy, including energy efficiency, waste reduction, and water conservation initiatives
Monitor, analyse, and report on energy consumption, carbon emissions, and environmental KPIs
Coordinate achievement and maintenance of sustainability certifications (NABERS, Green Star, WELL)
Champion sustainable procurement practices and develop tenant awareness programmes
Identify and oversee capital improvement projects supporting net-zero carbon objectives
