Job Description
Responsibilities and Duties with skills required:
• Draft various types of documents (agreements, contracts, memos, etc).
• Maintaining / filing / tracking / managing the same at various stage of the document life cycle.
• Consolidate, followup of various necessary real estate related documentation with various stakeholders, liasioning agents, etc.
• research / organise / analyse / cross-check / validate / scrutiny of various real estate documents, records, carryout internal title verifications, provide internal opinion(s).
• Proactive identification &/or tracking of issues / documents / files for accuracy / completeness.
• Possess ability to manage litigations / cases (if any arises) on behalf of the firm.
• Co-ordinate with stakeholders, external law-firms / lawyers, etc.
• Provide legal support to leadership
• Develop guidelines to manage contracts effectively so as to minimize exposure of company to claims and litigation.
• Assess / current affairs in legal scope to keep abreast of changes in the regulatory framework, legal formalities and compliances pertaining to the Real Estate industry.
• Guide the management team in interpretation of local by-laws and rules while entering into any land related contracts / agreements, etc.
• Work closely with Banks / financial institutions to obtain project approvals (for retail loan benefit to property buyers) by providing required documentation support.
• coordinate with Marketing Department for additional documentation (if required).
• Evaluate land / revenue records and conduct a thorough due diligence for all deals and transactions; highlight concern areas / gaps and recommend risk mitigation strategies / options
• Work closely with the Liaison teams to ensure timely completion of the conversion process / land usage and Khatha transfer / clubbing / bifurcation related activities.
• Minimize penalties due to oversight / errors in legal and compliance matters pertaining to land acquisition
• Review, negotiate and finalize documents (MOU, Joint Development Agreement, Lease Deed, Sales, Deed, Space Sharing Agreement, Agreement to Sell, Agreement to Build etc.) from a legal perspective, ensuring minimal / no risk to company
• - Mentor and coach subordinates
Candidate must be able to adopt to organisational working conditions and role demands. Able to work in a team, possess good oral and written communication skills, proficiency in use of MS Office tools (word, excel, etc), positive attitude, possess multi-tasking abilities.
