Job Title: Senior Specialist-Real Estate
Function/ Department: Real Estate
Job Purpose
Roles & Responsibilities:
• Responsible for identifying property for Bank branch and offices, right utilization of space management.
• To structure the deal in best interest of the Bank.
• To ensure the commercial terms are in-line with the given micro market.
• To coordinate with internal and external stakeholder for consent, approval, etc.
• Ensure documentation are completed as per the direction of Bank's legal team.
• To adhere to SOP and be compliant.
• Review, analyse, and present real estate financial analysis according to project objectives and evaluating feasibility studies.
• Perform visits of property, recommend alterations, maintenance and reconditioning of property as necessary.
• Oversee real estate documentation files, ensuring accuracy and completeness.
• Manage deep relationships with landlords, manage contracts and arrange best offers.
• Assist and support administrative and field staff to maximize performance.
• Coordinate with real estate attorneys in handling legal issues.
• Ensure all real estate services related compliances.
• Collaborate with the business/ support units and provide them with requisite materials and services that help them in their day-to-day operations.
• Create an environment that promotes collaborative learning and collective ownership of responsibilities
Secondary Responsibilities
• Attending all the queries of landlords related to payments / TDS / GST / Maintenance.
• Stress Asset management.
• Coordination with design team on layouts designing for better space utilization as per site conditions & business requirement.
Managerial & Leadership Responsibilities
• Ensure adherence to benchmarks/processes set up for finalizing commercials and other key parameters
• Timely rollouts, Nil escalations from Business & external stakeholders, Nil IA observations & Cost control measures
Education Qualification: Graduation: Bachelor of Commerce (B.com) / Bachelor of Science (B.Sc) / Bachelor of Arts (BA) / Bachelor of Business & Insurance (BBI) / Bachelor of Management Studies (BMS).
Post-Graduation: Master of Business Administration (MBA) / Master of Commerce (M.com) / Master of Arts (MA)
Experience: 5 to 10 years of relevant experience
