Your role

The Team Leader, Planning (Assessment) is a role within the Planning and Assessment Team within Homes NSW.

As a Team Leader within the Assessment Team, you will be responsible for leading a small team of planners to achieve planning approval for Homes NSW projects. The Team Leader will provide expert planning advice on predominantly residential projects and be involved in projects from inception to approval. This is a unique role which requires strong written and verbal communication skills, working collaboratively across teams, and a solid background in residential development assessment.

As a Team Leader you will be required to manage projects through the assessment process, either internally (Part 5) or with Councils (Part 4, DA) or DPHI (Part 4, SSDA) and attend both internal and external meetings.

The role requires managing multiple projects, achieving key milestones, and resolving complex multidisciplinary issues.


What you’ll do

In this role, you will lead a high-performing planning team to deliver planning approval of projects.
The responsibilities of this role will include, but will not be limited to:
Lead and manage the planning approval of projects through effective team leadership, stakeholder engagement, and strong collaboration across teams.
Review planning assessments and approval packages (REFs, SEEs and EISs) to ensure compliance with legislative requirements, planning policies, and Homes NSW objectives and requirements.
Oversee Part 4 and Part 5 approvals under the Environmental Planning and Assessment Act 1979 (EP&A Act), ensuring efficient delivery aligned with Homes NSW’s strategic objectives.
Provide high-quality, timely planning advice to senior leadership, internal and external stakeholders, contactors and consultants and resolve complex cross-government planning and policy issues.
Build and maintain strong partnerships with government, private, and not-for-profit stakeholders, and provide planning outcomes to ensure the effective and efficient delivery of project to meet timelines and expectations as well as managing risks and ensuring successful delivery of planning outcomes.

What we’re looking for

To be successful in this position, the ideal candidate will have:
Tertiary qualifications in urban/regional planning or related discipline or equivalent planning experience.
Deep understanding of planning frameworks especially planning approval pathways.
Strong leadership and people management skills.
Highly developed communication and stakeholder management skills
Excellent prioritisation and organisational ability.
Strategic thinking and problem-solving capability.
Eligibility for membership of a relevant industry association.
Sound judgement with the ability to manage risk, support the delivery of politically sensitive work and maintain composure under pressure.
