What this job involves:
Tuning the site to perfection
In this role, your keen understanding of several angles in the site operations is crucial. You’ll provide full repair & maintenance site services by carrying out building procedures and performance measures to guarantee that the facility is in top shape. Working with our regional team, you’ll keep a close look at energy use, costs and building systems to find sweet spots and make informed decisions. On top of these, you should know exactly how to respond when issues come up. That’s why you’ll find it useful to always have an action plan to protect the site, and the health and safety of all staff members. Your ability to create great connections with vendors is also essential to fulfil your site’s needs.
Take rounds of the daily/regularly to ensure ongoing R&M activity are tracked and ensure to initiate immediate corrective actions;
Ensure Repair & maintenance of - Wall painting, civil work, wall paper, Carpet, plumbing, ceiling tiles, office furniture, glass door & assembly, blinds, carpentry etc. requirement of premises;
Carry out proactive surveys of premises & take required action.
Responsible for preparation of BOQ and plan the activity where the maintenance is carried out with in-house teams or service providers.
Track and monitor R&M expense.
Track, monitor, publish all reports
Scrap / assets disposal
Items stored in Warehouse are disposed of with client approval at regular intervals.
Disposal of CAPEX items after de-bonding & following Finance procedures.
Involvement of Procurement for identifying and finalizing the Vendor.
Regular scrap items like shredded paper, corrugated boxes, wooden pieces, metal/plastic parts, building material are sold/disposed to client approved vendor and money deposited with Finance.
All the e-waste items like light fittings, thermocol, etc. are sold to MPCB approved vendor.
Maintain all records
FM team will track and monitor scrap disposal as per guidelines laid
Coordination is related to Regular Scrap (FM operations related) & Facility Assets
All Facility stores needs to be managed & should be in working condition
Support operations by managing the Mechanical, Electrical, Plumbing installations & all civil R&M within the facility;
Ensure the contractors follow the house rules at all times and the projects are handled with minimum inconvenience to the Client;
Reporting:
Responsible for daily reporting on repair and maintenance & project to Facility Technical Manager/ Facility Manager;
Generate daily/ weekly/ Fortnightly/ Monthly/ Quarterly/ half yearly/ Annually etc. reports as per schedule and business requirement.
Generate Inventory and Purchasing of spares and consumables;
KPI/ SLA reports.
Ensure immediate response to Priority Calls

Tech know-how and creativity
This role demands your tech expertise, so you should be skilled and competent in the field. Specifically, you should have top-notch technical understanding, familiarity with EHS regulations, and experience with performance-based service contracts and vendor management. Your out-of-the-box thinking skills will also be helpful when problems and issues come your way.
