Job description
Looking for senior Architect who has previously worked in a reputed architect & developer firm of Mumbai for 4-6 years, has strong knowledge about UDCPR 2034, DCPR. Must know how to create a feasibility report
Roles & Responsibilities
• Prepare comprehensive feasibility studies, including massing layouts, to maximize the full potential of Floor Space Index (FSI) and saleable areas provided by the Business Development (BD) team.
• Has worked for redevelopment, SRA, mixed use developments.
33(7): Redevelopment of cessed buildings in the island city.
33(+): Cluster redevelopment of dilapidated buildings.
33(10): Slum Rehabilitation Scheme (SRA).
33(5): Redevelopment of MHADA (Maharashtra Housing and Area Development Authority) layouts.
33(24): Redevelopment of buildings owned by the State Government.
33(18): Redevelopment of Police Housing under the Police Housing Scheme.
• Understanding of municipal approvals and commence the preparation of a flow diagram detailing approval timelines.
• Prequalify architects and consultants, conducting visits to their offices for selection.
• Verify all details provided by BD during site visits to confirm accuracy.
• Proficiency in AutoCAD, Hi-CAD Revit & SketchUp
• Municipal Drawing, Working Drawing, presentation drawing, Elevation making.
• Should be well versed with the Govt. rules, UDCPR etc.
• Coordinate with liaison consultants to ensure designs comply with municipal regulations.
• Facilitate accurate design coordination among all consultants (architectural, structural, MEP, landscape, etc.).
• Proactively identify and resolve bottlenecks, ensuring final coordinated drawings address all buildability issues.
• Ensure issuance of Good for Construction (GFC) drawings aligned with municipal approvals.
• Review and approve drawings, ensuring they do not impact architectural finishes or functionality.
• Conduct regular site visits and inspections to monitor construction progress, quality standards, and adherence to design specifications, addressing any discrepancies or deviations as needed.
• Conduct weekly coordination meetings with all consultants to meet design goals within stipulated timelines.
• Coordinate with interior designers and landscape architects for various project elements.
• Ensure accuracy of release of Setting Out Drawings.
• Monitor and control inspection and verification of setting-out points at the site.
• Capture learning throughout the project life-cycle and incorporate inputs for new developments.
Qualifications and Requirements:
• Bachelors or Master’s degree in Architecture.
• Professional licensure as an architect.
• Proficiency in design software (AutoCAD, Revit, etc.).
• Strong leadership, communication, and coordination skills

Key Responsibilities:
• Client Interaction & Briefing:
• Engage with clients to understand their needs, preferences, and budget constraints.

• Ensure all designs comply with local building codes, regulations, and safety standards.
• Budget Management:
• Prepare and manage project budgets, ensuring design solutions are cost-effective without compromising on quality.
• Track expenses and provide regular updates to clients and management on project financials.
• Team Collaboration:
• Work closely with the construction team, contractors, and subcontractors to ensure seamless integration of design and construction activities.
• Lead and mentor junior designers or interns, providing guidance on design techniques and best practices.
• Documentation & Reporting:
• Maintain accurate and organized records of all design processes, including drawings, specifications, and change orders.
• Provide regular progress reports to clients and senior management.
Required Qualifications:
• Education: Bachelor’s degree in Interior Design, Architecture, or a related field.
• Experience: Minimum of 3-5 years of experience in commercial interior design, preferably within a fit-out or construction company.
• Technical Skills: Proficiency in design software (AutoCAD, SketchUp, Revit, Adobe Creative Suite). Strong understanding of building codes, safety regulations, and construction processes.
• Soft Skills: Excellent communication, presentation, and client management skills. Strong problem-solving abilities and attention to detail. Ability to work under pressure and meet tight deadlines.
