Position Summary:
The Mortgage Broker Underwriter is responsible for assessing, packaging, and underwriting mortgage applications to ensure they meet lender guidelines and regulatory requirements. This role acts as a key bridge between brokers, lenders, and clients—ensuring deals are structured effectively and submitted with a high probability of approval.
Key Responsibilities:
Underwriting & Deal Structuring
Review mortgage applications for completeness, accuracy, and compliance
Analyze borrower financials including income, credit, assets, and liabilities
Structure mortgage deals to meet lender criteria and maximize approval chances
Identify potential risks and propose mitigating solutions
Documentation & File Management
Collect and verify required documentation (income docs, credit reports, appraisals, etc.)
Ensure all files meet internal compliance and regulatory standards
Maintain accurate and organized digital client files
Lender Communication
Submit applications to lenders and manage the underwriting process
Liaise with lender underwriters to resolve conditions and negotiate approvals
Stay updated on lender policies, rate changes, and product offerings
Condition Fulfillment
Review and satisfy lender conditions in a timely manner
Communicate outstanding requirements clearly to brokers/clients
Ensure smooth progression from submission to funding
Compliance & Risk Management
Ensure adherence to mortgage regulations, AML requirements, and internal policies
Identify red flags and escalate as needed
Maintain audit-ready files
Support & Collaboration
Work closely with mortgage agents/brokers to improve deal quality
Provide guidance on deal structuring and lender selection
Contribute to process improvements and operational efficiency
Qualifications:
Minimum 2–3 years experience in mortgage underwriting or brokerage operations
Strong knowledge of prime, alternative, and private lending guidelines
Familiarity with Canadian mortgage regulations (e.g., FINTRAC, OSFI guidelines)
Experience with mortgage CRM systems (e.g., Filogix, Velocity, etc.)
Excellent analytical and problem-solving skills
Strong attention to detail and organizational ability
Effective communication and negotiation skills
