We’re now welcoming a Property Asset Manager to join our Heavy Building Materials (HBM) division.
You’ll help manage a diverse, high‑value portfolio and work closely with our Senior Property Asset Manager and wider property team to ensure our sites support safe, sustainable and commercially smart operations.
You will play a key role in overseeing:
277 property interests, including 93 owned sites
A total rent roll exceeding $50 million per annum
Sites with an average building footprint of 3,500sqm, ranging up to 12,000sqm

What you’ll be doing
You will help deliver best‑practice property management across multiple business units. This includes:
Managing a defined portfolio to achieve positive commercial outcomes aligned with divisional and business unit strategy
Leading and supporting lease negotiations, rent reviews, acquisitions and disposals
Preparing board papers for real estate transaction recommendations
Building warm, constructive relationships with internal teams and external landlords
Overseeing rent, rates and service charge budgets, including opex wash‑ups
Ensuring compliance with Fletcher Building’s seismic, asbestos and overseas investment policies and supporting any required remediation
Contributing to improvement initiatives and property‑related projects that enhance portfolio performance
What you’ll bring
We’re looking for someone who enjoys working collaboratively, communicates with warmth and clarity, and brings sound judgement to complex property matters. You will ideally have:
A university degree (property preferred)
A minimum of four years’ professional property experience
Strong technical knowledge of a lease acquisition process market conditions and practices and strategies or options to generate value in a real estate deal
A relationship‑focused communication style, with the ability to adapt to different stakeholders and seniority
The ability to balance independent work with collaborative problem‑solving in a dynamic environment
A commitment to personal accountability, continuous improvement and safe work practices
