Responsibilities
• Coordinate with internal asset managers and external property managers to ensure appropriate accounting books and records are maintained.
• Assist in the month-end close process, including preparing, entering, and uploading general ledger journal entries, preparing and posting insurance and real estate tax expense journal entries on an accrual basis, recording fixed assets and posting depreciation expense, reviewing tenants’ outstanding balances, and analyzing and recording bad debt entries . Ensure timeliness and accuracy of processes.
• Review tenant leases to determine appropriate revenue recognition and prepare relevant straight-line rent schedules.
• Reconcile accounts on a monthly basis.
• Review and maintain financial records and sub-ledgers to ensure compliance with GAAP.
• Analyze accounts for unusual or unexpected activity.
• Perform income statement variance analytics comparing current period results to prior periods.
• Resolve accounting discrepancies and irregularities.
• Streamline and improving the month-end close process by developing, implementing, and enhancing accounting control procedures.
• Assist in the acquisitions process, including coordination of consultant engaged to perform the purchase price allocation (PPA), recording the initial acquisition entries, and managing the post-transaction settle-up process.
• Assist in the dispositions process, including recording the transaction and assisting in the post-transaction settle-up process.
• Support the Asset Management team as needed, including, but not limited to, providing analysis of potential new leases or lease modifications as requested.
• Assist with the portfolio consolidation and intercompany eliminations.
• Assist with quarterly and annual SEC financial reporting.
• Assist with pulling samples and other requests for the external and internal auditors.
• Oversee third-party property accountant firms to ensure tasks are being completed to meet internal deadlines.
• Display and maintain a commitment to enhancing customer service (developing and maintaining the relationship between Portfolio Accounting and other internal departments.
Requirements
• Bachelor’s degree in accounting.
• 1-4 years accounting experience preferred.
• Yardi software experience preferred.
• Commercial real estate or property accounting experience preferred.
• Proficient in MS Excel, Word, and Outlook.
• Strong analytical and critical thinking skills.
• Solid organizational skills with superior attention to detail.
• Strong verbal and written communication skills.
• Great interpersonal and relationship-building skills.
• Ability to flourish in a fast-paced, complex environment with a willingness to adapt to change.
• Ability to flex and adapt work schedule to changing business demands.

Physical Demands and Work Environment
While performing the duties of this job, the employee will regularly work inside an office. Performing this job will require the use of hands to fingers with the ability to handle, or feel objects, stand, sit, walk, talk, and hear. It requires the employee to occasionally climb stairs, balance, and occasionally stoop, and kneel. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Employees may occasionally lift and/or move up to 10 pounds.
