Job Description
• Scrutiny of property documents, tracing title flow, identifying defects in title, to find out the remedy to cure the defects etc.
• Preparing of legal opinion on property documents. Drafting and finalization of deeds and documents like sale agreements, memorandum of understanding, sale deeds, confirmation deeds, rectification deeds, letters, affidavits etc.
• Co-ordination with finance team and extending support for project approval, drafting of affidavits, bank guarantees, release deeds, vetting of Mortgage deeds, Memorandum of Deposit of title deeds, loan agreements, hypothecation deeds, and various other loan documents.
• Legal compliance, interaction with external legal consultants to resolve issues and take legal opinion for projects.
• Interaction with Sub registrar office, handling of registration of all deeds and documents.
• Co-ordination and interaction with facilitators and land owners for procurement of documents and take clarifications regarding various issues.
• Co-ordination with business development team, liaison team and technical team regarding legal issues, survey, identification of boundaries.
• Handling Litigation with respect to court cases-Civil Suits, OMP’s, Criminal Complaints, Consumer Protection Act matters, Arbitration matters etc.
• Co-Ordinate with the Planning & Liaison Department to conduct of Survey of the Property, Obtaining Conversion of lands, Obtaining & transfer of Khatha, Obtaining Plan Sanction etc.,
• Managing Legal Files, various documents, selection of appropriate counsels for pleading before the Court of Laws, payment of fees of the Counsels etc.,
• Successfully representing the company before various statutory authorities, Judicial and Quasi-judicial bodies, different courts, forums and commissions. Responsibilities include extensive legal research and coordination with the panel lawyers.
• Appearing before various courts / Authorities and updating day to day affairs too the Executive director.
• Monitoring the Litigations and preparing and sending drafts to respective advocates/ discussing/ liaising with in-house / panel advocates and guiding them in conducting the cases.
• Preparation of statements with respect to Commercial properties.
• Handling police station complaints with regard to company.
• All Other related works assigned to you by your reporting manager.
