About the job
The AGM - Legal at Vaswani Group will be entrusted with various tasks related to legal documentation, regulatory compliance, litigation support, and support liaison with statutory bodies. The primary responsibilities include:
1. Documentation and Property Management:
- Documenting all land holdings and properties of the Group.
- Regularly updating property records including property tax, e-khathas/khatha Extracts, RTCs,
Encumbrance certificates, etc.
- Ensuring proper filing and maintenance of all property-related documents.
2. Litigation Support:
- Assisting in all litigation and legal cases involving group companies.
- Representing the company in legal proceedings when required.
3. Drafting Legal Documents:
- Drafting various legal documents such as Joint Development Agreements, Sale Agreements, Construction
Agreements, Sale Deeds, Affidavits, Representations, Deeds of Declaration, Lease Deeds, Rectification
Deeds, etc., as needed by the company.
4. Registration Process:
- Presenting Sale Deeds, Sale and Construction Agreements, Deeds of Declaration and other such
documents for registration.
- Participating in the entire registration process, ensuring compliance with legal formalities.
5. Land Acquisition and Development:
- Handling documentation for existing and proposed lands, including those acquired or proposed for joint
Development/joint venture.
- To assist external specialists in drafting of agreements and other legal documents related to land
transactions and development projects.
6. Government Liaison:
- Assist in liaising with government and revenue authorities to obtain certified copies of land documents as
required.
Overall, the AGM - Legal plays a crucial role in ensuring legal compliance, documentation accuracy, and efficient handling of legal matters for Vaswani Group. He/She is expected to demonstrate proficiency in legal drafting, strong attention to detail, and effective communication skills for liaison with various stakeholders and authorities.
Skills & Pre-requisites:
• Languages: Must be proficient in English & Kannada (read, write, speak). Must have working knowledge of Tamil, Telegu & Hindi.
• Minimum Educational Qualification of LLB (full-time course) from Reputed Institution; additional legal diplomas/degrees preferred.
• Minimum 15-20 years of Work Experience of which at least 10 years should have been in Real Estate Firms in the Legal Department.
• Must have good relationships with all relevant Authorities – Sub-Registrars, Court officials, etc...
• Must be mobile and able to travel and meet different authorities across Bangalore.
