Job Title: Facilities Technician

Type: Full Time / Hourly / Non-Exempt / Benefits-Eligible
ABOUT THE POSITION
The Facilities Technician will be responsible for the overall maintenance, operation, and appearance of Turner Building, the 157 Building and the parking lot which are part of Luckie Street Properties. This role ensures the property is in excellent condition, systems are functioning efficiently, and tenant satisfaction is maintained at the highest level.
Principal duties of the Facilities Technician include, but are not limited to, the following:
Assisting the Facilities Manager in the management of all building systems, including HVAC, electrical, plumbing, elevators, and security.
Assisting with minor repairs to electrical, plumbing, and HVAC systems and ensuring equipment functionality through preventative maintenance.
Responding promptly to tenant service requests and ensure issues are resolved efficiently.
Overseeing daily cleaning schedules, waste management, and sanitation processes. Perform small janitorial jobs as needed in the absence of janitor.
Managing landscaping duties, including leaf, trash and debris removal; tree and plant maintenance; and seasonal planting. These duties will account for approximately 25-30% of the work.
Maintaining inventory and ordering supplies for janitorial and landscaping needs.
Performing daily, periodic property walkthroughs to ensure cleanliness, remove trash or litter, and identify maintenance needs.
Generating security cards/fobs for building access and deliver mail throughout the property.
Moving furniture and other items within the building and transport items to and from storage as needed.
Ensuring adherence to safety, health, and environmental regulations in all facility-related activities.
All other duties as assigned.

YOUR QUALIFICATIONS
A high school diploma or general education degree (GED).
A minimum of 3+ years’ experience in a similar role with proven experience in facilities maintenance, property management, or a related field.
Knowledge of basic electrical, plumbing, and HVAC systems.
Strong organizational and multitasking skills with attention to detail.
Familiarity with safety and environmental regulations.
Proficiency in using tools and equipment for maintenance and repair tasks.
This position requires operation of vehicles, and you’ll need to possess a valid driver’s license or be able to obtain one within 30 days of employment. Your driving record will need to meet the standards and requirements of the Company and the Company’s insurance provider.
You’ll need to present documentation establishing both identity and employment authorization within three days of hire pursuant to federal law.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
While performing the duties of this job, you will be generally located in an indoor environment; however, you will regularly be exposed to outside weather conditions; extreme cold and extreme heat. You will be occasionally exposed to occasionally exposed to high, precarious places; moving mechanical parts; fumes or airborne particles; toxic or caustic chemicals. The noise level in the work environment is usually low to moderate.
