Job Title: Legal Associate (Real Estate)

Job Description:

We are looking for a highly skilled Legal Associate with a specialization in real estate law to join our dynamic legal team. The role requires strong expertise in handling property transactions, legal documentation, and regulatory compliance, as well as the ability to collaborate with multiple stakeholders. Proficiency in Tamil (reading and writing) is essential to effectively manage property transactions and documentation.
Key Responsibilities:1. Stakeholder Engagement:
• Act as a key point of contact for negotiations with landowners, brokers, intermediaries, and other stakeholders.
• Build and sustain professional relationships with property owners and government officials to facilitate smooth transactions.
• Maintain clear communication channels with stakeholders to ensure alignment on acquisition terms and conditions.
2. Legal Due Diligence and Compliance:
• Conduct comprehensive title verification and due diligence to ensure the legality and authenticity of land transactions.
• Collaborate with legal teams and external advisors to scrutinize and validate land-related documents.
• Ensure compliance with relevant property laws, land acquisition norms, and regulatory frameworks.
3. Land Acquisition and Property Management:
• Oversee the end-to-end process for land acquisition, including land-use conversion, title transfer, and registration.
• Prepare and finalize agreements such as MOUs, sale deeds, lease agreements, and other legal contracts in collaboration with advisors.
• Monitor the progress of registration processes and ensure timely completion of all statutory requirements.
4. Dispute Resolution:
• Identify, manage, and resolve disputes related to land ownership, encroachments, or transactional discrepancies.
• Represent the organization in legal proceedings, mediations, or arbitration forums as required.
5. Tamil Documentation and Communication:
• Draft, review, and interpret legal documents in Tamil, ensuring accuracy and adherence to local property laws.
• Translate complex legal and property-related documentation between Tamil and English as needed.
6. Administrative and Advisory Support:
• Provide strategic legal advice on property-related matters to support business decisions.
• Maintain accurate records of all property transactions and legal documentation for future reference.
• Regularly update the team on changes in property law and land acquisition policies.
Required Qualifications:
• Bachelor’s Degree in Law (LLB) or equivalent; candidates with additional certifications in real estate law will have an advantage.
• Minimum of 2+ years of experience in real estate law, focusing on property acquisition, title verification, and legal compliance.
• Strong knowledge of property laws, land documentation processes, and local regulatory frameworks.
Key Skills and Competencies:
• Language Skills: Proficiency in Tamil (reading, writing, and speaking) is mandatory. Fluency in English is also required.
• Negotiation Skills: Ability to negotiate acquisition terms with stakeholders effectively and amicably.
• Technical Expertise: In-depth understanding of due diligence, title verification, and the legal implications of land transactions.
• Conflict Resolution: Strong ability to manage and resolve disputes through legal and non-legal means.
• Attention to Detail: Precision in reviewing, drafting, and managing legal documentation.
• Communication: Clear and concise communication skills to convey complex legal terms to non-legal stakeholders.
