Property Accountant
Our client is a leading real estate development and management firm committed to delivering exceptional properties and services to their clients. They are seeking a detail-oriented and dedicated Property Accountant to join their team. Position Overview:
The Property Accountant will be responsible for managing the financial aspects of the property portfolio, ensuring accuracy, compliance, and timely reporting. This role will work closely with property managers, leasing teams, and senior management to maintain financial records, prepare budgets, and analyze financial data.
Key Responsibilities:
• Financial Reporting:
• Prepare monthly, quarterly, and annual financial statements for assigned properties.
• Reconcile bank statements, general ledgers, and accounts payable/receivable.
• Ensure compliance with accounting standards and regulations.
• Budgeting and Forecasting:
• Assist in the preparation of annual property budgets.
• Monitor property expenses and revenues to identify variances and provide explanations.
• Prepare financial forecasts and cash flow projections.
• Accounts Payable/Receivable:
• Process invoices, ensure timely payments, and manage vendor relationships.
• Prepare and send out tenant invoices and monitor rent collections.
• Reconcile tenant accounts and resolve any discrepancies.
• Tax and Compliance:
• Assist in the preparation of property tax returns and ensure compliance with local, state, and federal tax regulations.
• Coordinate with external auditors and provide necessary documentation for audits.
• Stay updated on changes in accounting standards and regulations affecting the real estate industry.
• Financial Analysis:
• Analyze property financial data to identify trends, opportunities, and risks.
• Provide insights and recommendations to improve property performance and profitability.
• Assist in the evaluation of property acquisitions, dispositions, and refinancing opportunities.
Qualifications:
• Bachelor s degree in Accounting, Finance, or related field.
• Minimum of 2-3 years of experience in property accounting or real estate finance.
• Proficiency in accounting software and Microsoft Office Suite.
• Strong knowledge of GAAP and real estate accounting principles.
• Excellent analytical, organizational, and communication skills.
• Ability to work independently and as part of a team, managing multiple priorities and deadlines.
