Property Negotiator for Lettings & Sales

Location: Edinburgh (hybrid working)

Hours: Full-time, Monday – Friday

Contract: Permanent

Salary: £24,840 - £27,945 depending on experience

The Role

Following an internal promotion, we are now looking for a Lettings & Sales Negotiator to join our team. This is a dynamic dual-role position combining both lettings and sales, offering a fantastic opportunity to play a key part in growing our offering.

You will take ownership of properties across both sales and lettings - from valuation and onboarding through to marketing, negotiation, and closing deals. No two days will look the same, and the role requires a proactive, organised, and customer-focused approach.

This role will also provide you with a great exposure to other departments. You will work closely with multiple teams including Property Management, Compliance, Finance, and Valuations, so strong collaboration skills are essential.

While this position is advertised as a dual-role across both lettings and sales, the exact balance of responsibilities will be shaped around the successful candidate’s experience and strengths. For the right individual, there may be a stronger initial focus on lettings, with sales forming part of a longer-term development and progression pathway within the role.

Key Responsibilities & Tasks

Lettings:
• Carry out rental valuations and advise landlords
• Play part in new landlords onboarding and letting instructions
• Manage marketing and performance of rental properties
• Match applicants to suitable properties and maximise opportunities
• Negotiate lets and secure agreements with landlords and tenants
• Oversee applicant vetting, deposit collection, and handover to the referencing team

Sales:
• Guide clients through the full sales journey from property preparation to offer acceptance
• Coordinate property preparation for marketing, and listing creation
• Manage enquiries, arrange viewings, and follow up
• Negotiate offers to achieve the best outcomes for clients
• Liaise with solicitors and stakeholders to ensure smooth transactions

General:
• Take full ownership of properties while on the market
• Act as the primary point of contact for clients interested in buying, selling, or renting properties
• Provide regular feedback and insights to landlords and vendors
• Deliver outstanding customer service at every stage
• Identify opportunities to generate new business
• Work collaboratively with internal teams to ensure seamless delivery
• Act as the primary point of contact for clients interested in buying, selling, or renting properties

Skills & Experience Required
• Proven administrative experience with strong organisational abilities
• Previous experience in property, sales, or lettings is desirable (but not essential)
• Strong negotiation and communication skills
• Excellent organisational and time management abilities
• Ability to manage multiple priorities and meet deadlines
• Sales driven mindset with the ability to negotiate and close the deals to ensure the best outcome for our clients
• Target-driven with a desire to achieve and exceed KPIs
• Confident using systems and adapting to new processes
• Full UK driving licence is required.
