Job description
Our client is seeking a highly motivated and experienced Senior Property Manager to oversee a portfolio of luxury residential properties, entirely remotely. This is a unique opportunity for a skilled professional to manage operations, tenant relations, and financial performance from anywhere, with a focus on delivering exceptional service and maintaining the highest standards of property upkeep and tenant satisfaction. The role requires excellent organizational skills, strong communication abilities, and a proactive approach to property management.
Responsibilities:
Manage all day-to-day operations of a portfolio of luxury residential properties from a remote location. Develop and implement effective property management strategies to maximize property value and rental income. Oversee tenant relations, including leasing, rent collection, lease enforcement, and handling tenant inquiries and complaints promptly and professionally. Conduct virtual property inspections and coordinate maintenance and repair requests, working with external vendors and service providers. Manage vendor contracts, negotiate pricing, and ensure the quality of work performed. Oversee budgeting, financial reporting, and rent collection processes for the property portfolio. Ensure compliance with all local, state, and federal housing laws and regulations. Develop and implement strategies for tenant retention and minimize vacancies. Utilize property management software and digital tools to track performance, manage leases, and handle communications. Coordinate with legal counsel on eviction proceedings and other legal matters when necessary. Market vacant units through online channels and manage virtual showings and application processes. Handle emergency situations and coordinate appropriate responses remotely. Prepare regular performance reports for stakeholders, including occupancy rates, financial summaries, and operational updates. Stay updated on real estate market trends and best practices in property management. Foster positive relationships with tenants, owners, and service providers. Implement and manage preventative maintenance programs. Oversee renovation and capital improvement projects. Develop and manage operational budgets for each property. Ensure efficient use of resources and cost control measures. Continuously seek opportunities to improve operational efficiency and tenant satisfaction. Qualifications:
Proven experience in property management, preferably with a focus on luxury residential properties. Demonstrated ability to manage properties remotely and effectively utilize digital tools. Strong understanding of lease agreements, landlord-tenant laws, and fair housing regulations. Excellent communication, interpersonal, and negotiation skills. Proficiency in property management software (e.g., AppFolio, Yardi, Buildium) and standard office productivity suites. Experience in financial management, budgeting, and reporting. Ability to multitask, prioritize, and manage time effectively in a remote setting. High level of integrity, professionalism, and attention to detail. Bachelor's degree in Real Estate, Business Administration, or a related field is preferred. Real estate license or relevant professional certification is a plus. Experience in vendor management and contract negotiation. A proactive and problem-solving mindset. Ability to handle sensitive information with discretion. Strong organizational skills and a keen eye for property maintenance and aesthetics. Comfortable conducting virtual meetings and property assessments. Demonstrated ability to build rapport and maintain positive relationships with diverse stakeholders. Experience in marketing rental properties and managing the leasing process virtually. Capacity to work independently with minimal supervision.
