What this job involves –
Duties & Responsibilities
• Keep check on the Preventive maintenance.
• Ensures the proper maintenance of all equipment; makes arrangements for repair or replacement of used and damaged equipment.
• Ensure that employees working on site are adequately briefed and experienced for the job they are assigned and that they have received appropriate safety training
• Review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with the manufacturer recommendations.
• Ensure the implementation and management of Risk and Safety work practices to reduce any interruption to operations.
• Electrical inspection of entire building & create snag list.
• Inspections of all engineering services and ensure all snags are rectified.
• Testing and checking of all equipment's.
• Monthly inventory and maintain stock for technical activities.
• Tagging of all electrical equipment's.
• Ensuring yearly electrical shut down maintenance activities are carried on and to share the report for the same. To be done as per approvals and PO from client.
• Yearly air quality checks to be done as per approvals and PO from client.
• Weekend activities for PPM and repairs and maintenance to be planned and approved by client as per weekly timelines.
• Implementation and checks of all the required checklists in the building.
• Service break down reports to be reported and maintained.
• History cards to be maintained for all the equipment's.
• AMC trackers and service trackers along with licenses trackers to be maintained and update the trackers monthly.
• Ensuring all certifications and compliance documents are updated on a regular basis.
• Attending to monthly trainings as scheduled from JLL. And to provide training to the technical team as per weekly training calendar.
• Sharing and introducing of improvements for operations and improvements in processes.
• To ensure technical and fire team are deployed in shifts 24X7 as per contract.
• To provide support for project, modification work in the building.
• Ensure 100% availability of all critical equipment's viz. UPS, Precision AC, etc.
• All PPM's of Fire extinguishers are coordinated & done as per schedule. To ensure fire systems maintained in complete order by vendors.
Operational Risk Management
• Update and implement Emergency Response plan; drills etc as required
• Operational Audits and Compliance.
• Escalation of Incidents/Problems
Performance objectives
• Meet or exceed best practice in provision of services through contracts
• Establishment and adherence to policies & procedures, compliance deadlines for each of the tasks as advised by the Operation Manager.
• Effective management of the team.
Reporting:
• Responsible for daily reporting on M & E to the Assistant Engineering Manager/ Engineering Manager.
• Generate Service maintenance reports on office equipment's.
• Generate Inventory and Purchasing of spares and consumables.
• Generate Downtime and breakdown incident reports.
