Job Summary
SYNRG Deal Solutions (a division of SYNRG, LLC) is seeking experienced Transactional Coordinators (Independent Contractors) to support creative real estate transactions, including but not limited to subject-to, seller finance, assignments, novations, and JV deals.
This is a 1099 independent contractor role, not employment. Contractors will operate under their own business entity or as a sole proprietor and will be compensated per successfully completed transaction. There is no guaranteed income, set schedule, or required minimum hours. Contractors may work remotely and determine how and when services are performed, provided agreed-upon transaction deadlines are met.
This opportunity is ideal for self-directed professionals who already understand real estate transaction coordination and want flexible, deal-based income without micromanagement.
Scope of Work (Transactional Coordination Services)
Contractors may provide some or all of the following services on a per-transaction basis:
Coordinate real estate transactions from executed agreement through closing
Track key milestones, deadlines, and documentation requirements for assigned deals
Prepare, organize, and submit transaction-related documents to escrow/title companies
Communicate professionally with third parties (title, escrow, lenders, investors, sellers, buyers) as needed to facilitate closings
Ensure required disclosures and documentation are properly completed and delivered
Maintain accurate transaction records for completed files
Identify potential issues that could delay closing and notify SYNRG Deal Solutions accordingly
Important: Contractors do not provide legal advice, brokerage services, or property management services unless independently licensed and contracted to do so.Contractor Independence & Compliance
This role is strictly Independent Contractor (1099)
Contractors control their own work methods, tools, hours, and business operations
Contractors may perform similar services for other companies or clients
SYNRG Deal Solutions does not provide benefits, training, or employee supervision
Contractors are responsible for their own taxes, insurance, licenses, and compliance
Compensation Structure
Compensation is deal-based, paid per successfully closed transaction
Annual earnings may vary depending on deal volume and performance
No hourly wages, salaries, or guaranteed minimums
Payments issued via 1099-NEC
Ideal Contractor Profile
Prior experience as a Transactional Coordinator or real estate transaction specialist
Familiarity with creative real estate structures (Subject-To, Seller Finance, Assignments, JV deals)
Strong organizational and communication skills
Ability to manage multiple transactions independently
Reliable, deadline-oriented, and detail-focused
Existing TC business or willingness to operate as an independent service provider
