One of our leading Real Estate Client is looking for an innovative and result-oriented professional to lead a small dedicated team that oversees all aspects of real estate development: site acquisition, land use, and zoning analysis; financial feasibility, construction administration; and permanent conversation and transfer to operations. The candidate will also oversee the design, development, Marketing & Selling of Real Estate Projects (Commercial & Residential) with hands-on experience in regulatory approvals & clearances.

MAJOR RESPONSIBILITIES/DUTIES:

· To prepare the strategy & business plan for the real-estate division

· To oversee the development of Real Estate Projects

· To liaison with Government Officials eg. – JDA, UIT, Collectorate, Land & Revenue department etc.

· Conduct on-site investigations and analyse data (maps, reports, tests, drawings etc.)

· Ensure estate operations are in line with government policies and housing regulations in the relevant areas

· Comply with guidelines and regulations including permits, safety etc. and deliver technical files and other technical documentation as required

· Prepare & present business proposals to clients, highlighting their abilities & prior experience in Property & Estate Managements

· Manage & audit all statuary requirements pertaining to Real Estate Compliances

· Oversee the financial obligations such as budget preparation, rent collection, and maintenance of financial records/statement

· Supervise and work collaboratively with a team of consultants including lenders, attorneys, architects, engineers, contractors, and others to ensure efficient performance of duties

· Oversee and manage existing properties and facility Operations

· Identify and address arising tenant issues/complaints

· Monitor progress and compile reports on project status

· Manage budget and purchase equipment/materials

· Carry out technical and feasibility studies and draw up blueprints that satisfy technical specifications

· Assess potential risks, materials and costs

· Provide advice and resolve creatively any emerging problems/deficiencies

· Oversee and mentor staff and liaise with a variety of stakeholders

· Other duties as assigned by the management

Professional Qualification & Experience: - B Tech - Civil and/or MBA – Construction Management with 15 -20 years experience in the Real Estate domain

Technical /Functional skills:-

· Proven working experience in Real Estate Organizations Only

· Proficiency in site layout, grading, utility design, erosion control, regulatory approvals etc.

· Efficiency in relationship Management with Third Parties – Vendors, Govt Officials & Suppliers

· Project management and supervision skills

· Strong communication and interpersonal skills
