Job Summary:
The Property Acquisition Manager plays a pivotal role in identifying, evaluating, negotiating, and acquiring strategic properties for the organization. This role covers end-to-end responsibilities from sourcing, due diligence, legal and financial structuring, leasing, purchase/sale transactions, auction/NPA acquisition, and managing stakeholder relationships including banks and ARCs. The candidate should possess strong market insight, commercial acumen, and an ability to identify high-return investment opportunities across real estate segments.
Key Responsibilities:
Sourcing & Evaluation
· Identify and assess property acquisition opportunities through market research, site visits, and industry connections.
· Analyze market trends, zoning regulations, title clarity, and commercial/legal aspects.
· Prepare feasibility studies and financial models for investment decisions.
Negotiation & Deal Structuring
· Lead negotiations with property owners, developers, brokers, and consultants.
· Draft and structure commercial terms such as price, payment schedules, and contingencies.
· Coordinate with legal and finance teams to finalize acquisition agreements.
Due Diligence
· Manage due diligence process including legal, financial, technical, and environmental assessments.
· Ensure clean and marketable title, compliance with local laws and regulations, and risk mitigation.
Documentation & Compliance
· Ensure timely execution, registration, and safekeeping of all legal documents.
· Maintain compliance with RERA, land laws, and internal company policies.
Stakeholder Coordination
· Build and nurture relationships with landowners, brokers, consultants, government authorities, and other stakeholders.
· Coordinate with internal teams including finance, legal, construction, and design for a seamless acquisition-to-development transition.
Additional Functions
· Manage leasing, purchase, and sale of commercial and residential properties.
· Handle auction properties and NPA account takeovers.
· Maintain strong working relationships with banks and Asset Reconstruction Companies (ARCs).
· Conduct site viewings and in-depth property appreciation analysis.
· Forecast property trends and identify high-potential investment opportunities.
· Conduct comparative market studies and present multiple investment options.
Qualifications & Experience:
· Bachelor’s degree in Real Estate, Business Administration, Law, Finance, or related field (Master’s preferred).
· 5–10 years of experience in property acquisition, leasing, or real estate investment.
· Sound knowledge of property laws, acquisition processes, title verification, and government compliance procedures.
· Experience in dealing with auction and distressed/NPA property acquisitions is an advantage.
Skills & Competencies:
· Strong negotiation and relationship management skills.
· Excellent communication and analytical thinking.
· Proficient in financial modeling and property valuation.
· Familiarity with legal documents: Agreement for Sale, Power of Attorney, Title Deed, MoU, Lease Agreements, etc.
· Ability to multitask, travel frequently, and work under pressure.
· High standards of integrity, discretion, and business judgment.
