Job Title: Legal Head - Land Acquisition & Transactions
Location: Lower Parel

Job Summary:
We are looking for a seasoned legal professional to lead and manage all legal aspects of land acquisition and real estate transactions. The Legal Head will play a key role in structuring, negotiating, and executing land deals, ensuring complete legal compliance, and mitigating legal risks related to land procurement and development. This role is critical in supporting the company's growth plans by enabling timely and compliant land acquisitions.
Key Responsibilities:
Legal Due Diligence:
- Conduct and oversee detailed legal due diligence for land parcels across geographies.
- Identify encumbrances, title risks, and compliance gaps and recommend mitigation strategies.
Title Verification:
- Scrutinize title documents, ownership history, revenue records, and court orders.
- Coordinate with external counsel and title search agencies to validate clear and marketable titles.
Documentation & Transaction Structuring:
- Draft, review, and negotiate agreements such as sale deeds, lease deeds, MoUs, development agreements, JVs, and Power of Attorney documents.
- Ensure legal enforceability and alignment with commercial intent.
Regulatory Compliance:
- Liaise with government bodies for clearances and approvals (e.g., conversion of land use, zoning permissions, RERA compliance).
- Stay updated on changes in real estate laws, land acquisition acts, and local statutes.
Litigation & Dispute Resolution:
- Handle land-related litigation and pre-litigation disputes, including eviction, encroachment, and compensation claims.
- Represent the company before authorities, tribunals, and courts as required.
Stakeholder Management:
- Work closely with internal teams (legal, business, development) and external stakeholders (law firms, landowners, brokers, government authorities).
- Provide strategic legal advice to senior leadership on land deals.
Qualifications & Experience:
- Bachelor's degree in Law (LLB) from a recognized university; LLM is a plus.
- 12-18 years of relevant experience in real estate law with a strong focus on land acquisition, title verification, and transaction management.
- Experience working in infrastructure, real estate, or large-scale industrial projects is preferred.
- In-depth knowledge of central and state laws governing land, property rights, transfer of property, registration, and related regulations.
- Proven experience in managing high-value and complex land transactions across multiple states.
