Calgary Housing (CH) is a wholly-owned subsidiary of the City of Calgary. The Property Manager will be an instrumental leader and change champion to help us reach our ambitious vision to be the best - for our residents, our employees, and our city. Primary duties include:
Manage up to 400 units in compliance with the Residential Tenancy Act as well as applicable operating agreements and portfolio requirements.
Show and lease units based on a pre-qualification list to determine the eligibility of applicants related to each program or building.
Ensure residents are served with a customer centric focus related to management of the housing complex.
Act in alignment with eviction prevention program and provide referrals and support services to residents to support housing stability and success.
Provide resident supports and services that contributes to housing stability and improved quality of life.
Coordinate with the Housing Administrator on Annual Rent Reviews and lease renewals to ensure compliance.
Liaise with partners (for example: Calgary Police Service, non-profit organizations, etc.) in support of housing stability as well as community safety.
Prepare documents/evidence for Residential Tenancy Dispute Resolution Services or Court of King's Bench as required.
Manage vacancies to budget and notify Team Leader when there is risk of vacancy.
Prepare reports and background information on any inquiries from residents or members of the public.
Work in collaboration with partners or neighbourhood groups towards housing success initiatives and items that advance CH¿s strategic plan.
Collaborate and work effectively with Site Managers on any property or asset issues/risks/concerns.
Qualifications
A completed 1 year certificate in a related field and at least 5 years of progressively more responsible experience in residential property management and leasing with a portfolio of at least 250 units.
A professional designation such as a Certified Property Manager (CPM), Accredited Residential Manager (ARM) or Real Property Administrator (RPA) is required.
Working knowledge of Occupational Health and Safety and Alberta Labour Legislations.
Thorough understanding and experience with the Residential Tenancies Act.
A valid Class 5 Driver's Licence (or provincial equivalent) with no more than 6 demerits and the use of a personal vehicle for business purposes.
Must be eligible for appointment as a Commissioner for Oaths.
Intermediate proficiency with MS Office (Word, Excel, Outlook) and experience with Yardi will be an asset.
Experience working with vulnerable or marginalized populations will also be considered an asset.
Excellent judgment, coordination, interpersonal skills, customer service and ability to handle stressful situations and people.

A security clearance will be conducted.
